How to lease 18 acres, no sewage on site, in a suburban area.

I am attempting to help lease or sell some land and want to know what best steps are.

Background: they have tried to sell before, but buyers kept asking for extended time for too many months without providing a $$$ commitment, or lack of knowledge from the RE agents side, so the deal would die. Happened twice.

So now I’m trying to help guide as best I can. During my time of helping, a solar company proposed building a solar farm. But until the farm was up and running, they only wanted to pay 2k/year… so we declined unless they wanted to pay market rate as soon as they started discovery. They declined and nothing happened there.

Where can we go from here?

  1. ⁠I’ve talked to plenty of CRE brokers in town but none of them seem like they can provide anything other than posting on their websites and hoping for the best. I think they start salivating about the potential sale price which makes us weary.

  2. ⁠Denver metro. There’s a city-built canal that runs through the property. Zoned for I-1. In a suburban area. No sewage on sight but there is a possibility because there are townhomes directly across street and commercial hubs on the other side of property. Railroad also close by.

  3. ⁠Agents in the past have posted on loop net but the lowest tier. Is this worth exploring more?

Source of damage?

Does anybody have a clue what could have happened here? There was just a heavy snow storm couple days ago. Weather or animal damage?
