On the market for 6 months. Listed for 200% the price of comps across the street...not selling

I know..what to do...9 dollar price reduction.

Looking at a house that needs extensive roof repair. Home is livable and is presently occupied. Listing agent stated that the extensive roof damage may not allow for traditional financing and would prefer a cash offer. They have a quote in hand for 80k to fix the roof and underlying damage.

Wondering how we could go about financing if we could put 30% down and show we have 150k remaining to complete renovations.
