Guidance for buying Resale apartment in coimbatore city

I’m planning to buy a 14-year-old apartment near CHIL SEZ IT Park, Saravanampatti, Coimbatore.

The flat has a super built-up area of around 690 sqft.

I wanted to understand:

1)Current land value is 18 L/cent and Uds of 290sqft.

2)How do people usually calculate depreciation for a 14-year-old apartment in Coimbatore?

3)How much percentage reduction is normally considered compared to a new apartment?

4)Is buying an older apartment in Saravanampatti worth it from a resale and long-term perspective?

Would appreciate inputs from anyone familiar with the Coimbatore real estate market or who has recently bought/sold property in this area.

If the city is not familiar, guide me based on the value I have given.
