Apartment hunting in Jackson Heights

I've been apartment hunting around Jackson Heights and trying not to miss anything important. I usually read reviews, walk the neighborhood at different times, and I've even been checking Streetsmart alongside listings to get a better picture of the building's history. For people who've rented here, are there any Jackson Heights specific red flags or things you always check before signing? Could be the building itself, the landlord, parking, noise, pests or anything else you only learn after moving in.

Would love to hear what you wish someone had told you before you signed your lease.
