Selling Without an Agent?

This is theoretical for now, as we're a year away from selling. But we received one of those unsolicited letters from a Buyer's Agent this morning, offering to connect us with the buyer & also act as our Seller's Agent. So, questions:

  1. Why does this profession allow someone to represent opposing parties in a conflict? Does any other profession permit this arrangement?

  2. Why would we bother letting this agent represent us vs. just representing ourselves? We're both reasonably intelligent but are not well-versed in real estate transactions, having lived in this house for ~30 years now. But there's a wealth of information/experiences available to everyone today.

  3. Would you find your own Seller's Agent or go with some other type of representation like a real estate attorney who would presumably work for an hourly fee vs. percentage of sale price?

My research suggests we'd pay somewhere between 6% & 8.5% of sale price in closing costs, so I'm certainly interested in finding ways to minimize that figure.
