Navi Mumbai society demanding ₹5,000 “membership fee” (bye-laws say ₹500 + ₹100) and calling me “baglaeshi” for questioning it and saying “jo karna hai kar lo” – what can I do?

I recently bought a flat in a co-operative housing society in Navi Mumbai. As per the Maharashtra model bye-laws / forms, the share/transfer amount is ₹500 and the entrance/membership fee is ₹100 for the transferee, so the total legally payable amount is around ₹600–₹700 depending on joint name details. I clearly told the society I am ready to pay this legal amount and even showed them the exact bye-law / form which mentions ₹500 for shares and ₹100 entrance fee.

Despite that, they are demanding ₹5,000 as a “one-time development/membership charge”, which looks far beyond what the bye-laws allow. When I politely pointed to the rule and refused to pay the extra ₹4,300, one committee member called me “baglaeshi” and they basically told me “jo karna hai kar lo” – do whatever you want, we won’t change it.

After raising this:

  • Both my numbers were removed from the society WhatsApp group, where they share all important updates (water timings, notices, etc.).
  • Maintenance receipts are given with the name field left blank / not in my name, even though I’m paying on time.
  • When I asked them to issue proper receipts in my name and add me back to the group, they stopped replying and made it clear that nothing will move until I pay ₹5,000.

They have already issued the share certificate in my name, but they have not deposited the cheque I gave for the correct legal charges. So on paper I’m the owner when it suits them, but they’re still using this ₹5,000 demand plus insults, WhatsApp removal and blank receipts to pressure me.

Has anyone dealt with this kind of harassment in Maharashtra where:

  • Society demands extra “development/membership” money above the legal transfer + membership fee, even after you show them the exact bye-law, and
  • Starts targeting you (WhatsApp removal, blank receipts, abusive comments like “baglaeshi”, “jo karna hai kar lo”, and no replies) when you object?

What actually worked in your case – Registrar complaint, legal notice, consumer court, police NC for harassment, or something else?

Bought my first home for my parents in Navi Mumbai, and my society is asking ₹5,000 as “membership fee” even though the bye-laws say ₹500 share price and ₹100 membership fee. They know it’s wrong and still told me, “complain if you want.”

I bought my first home for my parents in Navi Mumbai, and instead of being happy, I’m stuck dealing with my housing society. They’re demanding ₹5,000 as a membership fee even though the bye-laws say ₹500 share price and ₹100 membership fee. What hurts most is that they know it’s not right, but still told me to complain if I want.

It feels like they’re using pressure and intimidation just because they can. I’m not refusing any legal charge — I only want them to follow the rules and stop demanding money that has no basis.

Has anyone faced this kind of behavior from a society in Maharashtra? What should I do?
