Looking for an Independent House with Ground Floor/Basement Storage for a Beverage Startup. Any Suggestions?

I’m building a flavored beverage startup based here in Bangalore. As we scale up production and distribution, managing inventory is becoming a major logistical hurdle.
Instead of getting a traditional commercial warehouse space (which is overkill for our current volume and burns too much burn rate), I'm looking to rent an independent house that has ample ground floor, basement, or outhouse space that can double as a clean storage facility for inventory and packaging.

1 Location Advice: Which areas in Bangalore balance decent residential living with wide enough roads for a Tata Ace/delivery vehicle to load/unload without causing local chaos? (Looking for areas with active independent house listings, maybe slightly outward but well-connected).

2 Landlord Dynamics: How transparent should I be with the owner about storing commercial inventory? Did you face issues with residential commercial usage rules, or do owners generally not mind as long as there is no heavy foot traffic or noise?

3 Alternative Hacks: If an independent house with a garage/storage isn't feasible, what are the best low-cost micro-warehousing options in BLR for a growing brand?
