We walked away from 421 N 40th St Seattle, WA 98103 after inspection
We recently went under contract on 421 N 40th St, Seattle, WA 98103 and ultimately decided to terminate during our inspection contingency.
I'm sharing our experience because I found it helpful when other buyers posted about homes they had looked at.
We loved the location, the neighborhood, and the character of the home. We genuinely wanted it to work.
During our inspection, the inspector reported that the foundation "crumbled to the touch."
After consulting with professionals and considering the scope of the work, the potential costs, and the uncertainty involved, we decided it wasn't a risk we were comfortable taking on.
One thing that surprised us was the seller's pre-listing inspection report. Compared with the inspection report we received, which was nearly 70 pages long**, t**he pre-listing report appeared much shorter and seemed to omit a number of items that were documented in our inspection. I don't know why the reports differed, but I would encourage anyone considering the property to review any seller provided inspection carefully and still hire an independent inspector.
Since then, the home has gone pending again and has returned to the market. I have no idea why the other transaction didn't close, so I can't speculate about the reason.
