Green Lake vs Roosevelt for a UW student – late-night commute question

Hi everyone,

I'm an incoming international student at UW and I'm trying to decide where to live.

At first I was mainly looking around Roosevelt because so many people recommend living within walking distance of the light rail. But after comparing apartments, I honestly like the apartments around Green Lake a lot more—they seem nicer for the price.

The only thing I'm worried about is my commute. Most of my classes end around 10 PM. If I lived in Green Lake, I'd either have to take the bus home or take the light rail and then walk about 10–20 minutes from the station to my apartment.

As a woman, would that walk from the light rail to Green Lake generally feel safe around 10 PM? Or would taking the bus be the better option? Would you recommend I stick to living within walking distance of a light rail station instead?

I'd especially appreciate hearing from anyone who has lived in Green Lake or made this commute regularly. Thanks!

We walked away from 421 N 40th St Seattle, WA 98103 after inspection

We recently went under contract on 421 N 40th St, Seattle, WA 98103 and ultimately decided to terminate during our inspection contingency.

I'm sharing our experience because I found it helpful when other buyers posted about homes they had looked at.

We loved the location, the neighborhood, and the character of the home. We genuinely wanted it to work.

During our inspection, the inspector reported that the foundation "crumbled to the touch."

After consulting with professionals and considering the scope of the work, the potential costs, and the uncertainty involved, we decided it wasn't a risk we were comfortable taking on.

One thing that surprised us was the seller's pre-listing inspection report. Compared with the inspection report we received, which was nearly 70 pages long**, t**he pre-listing report appeared much shorter and seemed to omit a number of items that were documented in our inspection. I don't know why the reports differed, but I would encourage anyone considering the property to review any seller provided inspection carefully and still hire an independent inspector.

Since then, the home has gone pending again and has returned to the market. I have no idea why the other transaction didn't close, so I can't speculate about the reason.

This post reflects only our experience and should not be taken as a statement about the current condition of the property.

Hopefully this helps someone else make a more informed decision.

How does renting in Seattle work?

I would like to move to Seattle, but I'm worried about signing a lease- there is some chance that due to a family situation, I'd have to move before the end of a 1 yr lease. I'm fine with some penalties etc but I'd like to get an idea of what that would be legally? Am I on the hook for the entire year?

Also, are furnished places totally uncommon?

Lastly, I'm retired and live off savings which I can show- when I lived in the UK I'd just prepay my rent by 6 months- is this a thing here?. Also I do have excellent US credit but haven't rented in the US or lived here for many years- but retained my US credit cards so have a rating due to that.

Lease takeover in UDistrict starting end of Aug26-27

I am looking for someone to take over my 2026-27 lease. Theory U-District is a modern apartment located just a few blocks from the UW campus. Breaking Trailside student housing lease that starts in mid Sep

I am trying to break the lease with trail side student housing in Seattle. They are requiring me to pay both a relet fee and also find the replacement. It seems weird to me that I need to do both. Does anyone have any knowledge on this matter and can give me some suggestions on what to do? I have been trying to find a replacement but so far there has been no luck.
