Belmont Heights Area– Float a pre-emptive offer or wait out the market?

Thinking about floating a $4M pre-emptive today to bypass the weekend open house madness. We're terrified of bidding against ourselves if belmont market is softening, but we really don't want to lose it to bidding war next week either.

Does $4M actually make sense for this pocket, or are we being way too aggressive
Are sellers around here even entertaining pre-emptives right now
How bad is the morning traffic getting down the hill to the 280/101?
