Building for 200k or under

We’re planning a future build and trying to figure out if our budget is realistic.

Location: North Carolina

We’re looking at building a 1,311 sq ft home and trying to stay under $200,000 total construction cost (not including land since we already own/purchase separately).

A few details:
- 1,311 sq ft single-story plan
- Simple, functional layout (not luxury finishes)
- We already own/purchased the land
- No major custom features planned (trying to keep it efficient)
- Would likely use a builder to get it in the dry and then do a lot of the rest myself. But of course not plumbing, electrical, well digging, septic.

For people who have built recently or work in construction:
- Is $200K realistic for this size right now?
- What would likely push us over budget?
- What should we watch out for when estimating cost per sq ft?
- Any advice on keeping costs down without sacrificing quality?

We’re trying to be realistic before moving forward so we don’t underbudget the project.

Advice on selling home

We bought our house in Upstate South Carolina in March 2022 for $195,000 with a 2.5% interest rate. It’s a 2 bed / 2 bath built in 2020, and we’ve lived in it since buying it.

We’re thinking about putting it on the market soon and trying to figure out the smartest way to sell it. I keep going back and forth between using a realtor or trying FSBO.

For people who have sold recently:
- Was FSBO worth it?
- What surprised you most during the selling process?
- What should we start doing now before listing?
- Is staging really necessary for a smaller/newer home?
- Did you regret using or not using an agent?
- Any mistakes you would avoid if you sold again?

We still owe around $159k if that matters. We’re mainly trying to make the process smooth and not leave money on the table.

Any advice appreciated.

Buspar 20mg

Has anyone had worsening depression, rage/irritability, or increased anxiety after increasing their Buspar dose?

My doctor recently increased my Buspar to 20 mg (10mg in the morning and 10mg at night) and I’m about 1 week and 2 days into the higher dose. Since the increase, I’ve felt emotionally all over the place anxious, depressed, easily irritated, and almost ragey at times, which isn’t normal for me.

Did this happen to anyone else? Did it go away if you gave it more time, or did you end up lowering the dose/switching medications?

Just looking for other people’s experiences because I’m not sure if this is an adjustment period or a sign the dose is too high for me.

Hey everyone,

I started Buspar on April 2nd at 5mg twice a day. The first week I actually felt some relief my anxiety felt quieter and more manageable, and I had hope it was finally working. But now, a few weeks in, my anxiety feels awful again. It honestly feels overwhelming at times, like I’m back where I started or even worse on some days. That initial improvement seems to have faded and I’m feeling really discouraged. I’m not sure if this is normal with Buspar like maybe it takes longer to fully kick in and the effects come and go at first? Or does this usually mean the dose is too low or it’s not the right medication? I’m waiting to talk to my doctor because he’s been out of town, but I just wanted to see if anyone else experienced this same pattern early on.
