I have searched all old messages on Reddit Chicago electrician. Seems like most of the recs are company’s that charge $250 nonrefundable to come out. if you use them- some will deduct from bill. Some don’t.

Im looking for a licensed and insured electrician. My immediate flickering lights scared to run electric. Place gets cold and always need space heaters. Now petrified to use.

So, I’ve heard - maybe not true - but that some independents will charge less bc less overhead, and that if you’ve got good size job for them they kind of take that into account and will do flat fee pricing vs hourly.

I think bc I’m in the thousands of dollars category saving one or three lol would be good But I also don’t want to get hosed. So looking for personal referrals

Finally, to do this work, I will have to cash in most of my savings and that’s just scary. So please don’t come at me with the put down comments. If I had extra money - I would just do the normal do it right places Ive seen mentioned on reddit.

I think you guys on here maybe have some good contractors hidden up your sleeve and just not eager to blast them here- I don’t blame you. But if youve got a good electrician - please, please dm me. I will promise not to tell the world

Checked on a couple recs from searching this site and their quotes were just completely unaffordable without wiping me out. Like most ppl health premiums just went up and gas yadda yadda - so wiping that out now is kind hard to swallow and scary.

I did have two independents come out that I found on a neighborhood app and woah -one came high or drunk and the other just disappeared- showed up months later asking for the work. And both changed their quotes to higher - after they gave them verbally lower. Please don’t forward any suggestions like those lol. Im not looking for “cheap” I’m just hoping to find legit and honest and legal - but better pricing than larger companies seem to offer - if that exists? Or if you know a company that is actually not higher end pricing? that’s awesome please lmk

And yes I know if need new box they gotta get city permit so - that is what it is money-wise from what I’ve been told - whether independent of bigger company Although admittedly I don’t know that pricing. But that’s another reason I’m trying to save if I can anywhere

875 sq ft. hdwd floors in 100 yr old unit/bldg. floors may have been redone at some point idk. we only had refinished about 15 yrs ago.

some boards feel like they could break through. there is definite sagging. detachment from trim in some places and major creaking.

the place needs so much work. but just trying to have an idea what were in for with the flooring.

also, recent long time owner below sold and now it’s a rental turnover - very noisy all the time tenants. how much would soundproofing cost and would it be worth it if the building in general is so old.

we have no idea what’s most economical or makes sense. we’d appreciate having an idea of the levels basic new floors (and would that be wood or should we be looking at synthetic materials, and then another guess on how much for soundproofing - and if that would need to be specific materials).

Sitting on condo in Chicago that needs a few repairs and then needs to be rented out to help supplement a senior with no pension or savings

In perfect world there is an independent or small company that has its own everything - and can take care of all aspect of the unit - including dealing with PM, tenant issues, securing tenant, collecting funds, etc
