Seller removing EV charger - is there any questions I need to be asking?

Found out that the seller is taking their EV charger with them so I’m just wondering if there’s any questions I need to be asking? The most obvious to me is, will any damage be caused by its removal?

Do I need to be asking about how it was fitted? If they had approval? If the electrics might be affected by its removal?

Sorry if some of that sounds silly but just want to cover myself 🙏

Covenants on property sold by the council

I’ve been sent the land registry/title plan for the property that I’m looking at buying and it turns out the council sold it in the 80’s and there are a fair amount of covenants on it such as no structural alterations/no extensions etc.

Our plan is to maybe extend at some point in the future so it’s got us a bit concerned. Is it a simple process to remove covenants? Are they enforced even though they were added 40 years ago?

One of the covenants is no aerials to be added which I don’t understand but there you go!

Chances of exchanging and completing by very early June?

I’ve received a message from the estate agent telling me that the sellers are pushing to complete by very early June. That’s all well and good however we haven’t had searches back yet or gone through enquiries!

Am I mad or does that seem ridiculous??

Even if everything sped up from now and went smoothly that date is just over 2 weeks away!

Do I need an anti-fraud restriction?

Just had an email from my solicitor ‘highly recommending’ that I pay £95 for them to register an anti-fraud restriction on the house that I’m buying. Is that necessary?

I’ve done a bit of looking around and the general consensus is no it’s not necessary and to maybe just sign up to the property alert service?

Am I being stupid?

Ever since I had my offer accepted I’ve been getting emails from someone at property progressors. I’m guessing they’re there just to annoy every side (joking) and keep things moving which is fair enough.

The process has been fairly slow due to a couple of reasons out of everyone’s control but we’ve just recently sent money to our solicitor to start searches etc. I’ve now had an email from them asking me when I’ll be getting the searches and also if we have any enquiries outstanding. Maybe I’m being stupid but how am I supposed to know any of that information when I’ve not heard or received anything from my solicitor?!

A couple of weeks ago I went back to my car and found it like this as someone had managed to hit it and obviously just drove off! I’m guessing it won’t pass an MOT and will need replacing before then?
