Kitchen interiors in Bangalore

Is there a way to get away from the exorbitant interior prices in Bangalore? No single vendor is quoting less than 2 Lakhs just for L shaped kitchen at basics - lower cabinet, upper cabinet, tandem boxes. This is for a compact kitchen - 9*8ft.

My apartment ownership story in Bengaluru.

  1. I had to pay 60k cash in the name of ‘Legal and Khata’ charges - you can guess where it went or at least was claimed it went

  2. 15k cash for e-khata transfer - again you can guess the expenditure category

  3. Had to pay 2% of stamp duty as Khata mutation (which the agent/lawyer never mentioned before). Seems like at least this is legal.

4.Generated 11A from e-swathu portal but there is no Form 9
Agent claims that govt has discontinued Form 9 and now only Form 11A gets generated. I have an earlier version of the Form 9 where the builder is mentioned as owner. Earlier, agent had claimed that e-khata transfer will reflect my name in Form 9 but now he says there is no Form 9 which a quick Gemini search is disputing.

My question to the community who bought a flat recently:

  1. Did you also have to spend on these ‘extra curricular’ items of #1,2? Or was I scammed? I assume owners in Grade 1 builders like Prestige etc. may not have faced this hassle. Mine is Grade 3ish.

  2. Is it true what the agent is claiming about Form 9? I do see my name in Form 11A but if I search for Form 9 on E-swathu, it does not show any results

  3. Does Form 11A indicate it has become an A-khata property?

4.Is there any other critical document that I should have apart from registered sale deed, EC (although that’s only for the last year), Form 11A, property tax receipts for this year, MODT? First time buyer here- AI is showing shit load of docs which I am not sure is even possible in such state of affairs.

New company and already feeling burnt out

I left a firm after spending almost 7 years. Was not even sure if I should leave because I was so well settled there and just felt like I am getting too comfortable and irrelevant for the market. It’s been 4 weeks since I joined my new firm and already feeling like I made a bad decision. Anyone else felt the same? How did you cope up?

Awful 1 BHK prices in Bengaluru

Who is even buying 1 BHKs at 70-90 lakhs in East and South east bangalore? I mean at 500-600 sq ft, this is insane. Does it even make sense for an investment?

If only there was one more metro station beyond Kadugodi

Why didn’t the government extent Purple line beyond Whitefield station? Understandable that viaduct over railway line might have been difficult or construction till Hoskote would need huge capex due to land acquisition costs but just how much time people would have saved if there was even a single station beyond there - perhaps in Seegehalli. Nobody would have faced the challenge of being stuck on Belathur signal or Kadugodi bridge. Is it still possible today?

GST on under construction flat

A builder should technically charge 5% GST ion the consideration amount by removing the land value which is assumed to be 33%. So if the flat value is 1 cr, technically the builder should charge GST on 66.6 L. Is this correct?

My builder charged 5% GST on the entire consideration amount. I paid him as well but I just got to know about this and it seems I was scammed.

How was your experience registering an apartment in Bangalore?

Has anyone registered their flat recently in Bangalore? How was your experience?

Context : Builder has introduced us to a lawyer who is going to do the entire process (including payment). Also he has been given a power of attorney by the builder and he will be present in the office on the day of registration instead of the builder. The builder said it won’t be possible for him to attend registrations for all 200+ flats. This seems genuine as I assume reputed ones with 1200+ flats would also be doing the same but checking if someone else had a similar experience? Any documents that I should definitely keep as the sale deed will be mortgaged with bank.

Shouldn’t government ban heavy vehicles between 8 AM to 10 PM on Bengaluru roads? Water tankers, dumpers, construction trucks, tractors etc. Only BMTC, school buses and corporate buses allowed.

Will help decongest traffic. Is it feasible? Thoughts?
