New Build - Moved in early October 2025.

Our front yard is absolutely horrendous due to land settling and the landscaping contractors doing an atrocious job compacting the ground before seeding and doing the driveway. As a result, our whole front yard is excessively sloping (thankfully away from the house) and there are some major cracks in the concrete.

I have a handful of questions that I’m looking for any feedback on as the builder is very difficult to work with as they are making excuses for everything.

  1. Builder says they aren’t going to do anything about the front step since the max distance between top of both steps is 8 inches and it hasn’t exceeded that… But there is a 1 inch gap between the steps, how is this not actionable?

  2. Builder says they will schedule a team to fix the concrete cracks. My fear is they are going to just fill them in? What should I expect or what should I demand to happen as I foresee these concrete cracks to continue to happen due to the terrible lawn grading and I’m going to have to replace the whole thing within a year and after my warranty ends?

  3. The walkway from our driveway is excessively sloped. Should this fully get replaced or how will they handle this? My driveway is sloped a lot too so I don’t know how they are going to handle this if they redo it to be flat but the connection to the driveway is going to have to be sloped to make it so it isn’t raised?

Any other comments or feedback on how to deal with these issues would be greatly appreciated! I understand the builder is going to fight pretty much every warranty claim so looking for help on how to fight back and make them do their job as this house was $600k and I shouldn’t be dealing with this.
