Buyers, beware of HOA coercion: A $110 property lien and a foreclosure over an alleged $250 debt!
Note:
Five individuals claiming to be HOA directors of the Lakeside Woods Association in Sterling Heights, Michigan, have never been elected. This is not even a legitimate HOA!
There are two separate cases in the 16th (Macomb County) Circuit Court, Michigan:
The homeowners sued the five individuals and their ad hoc association for the unlawful lien and violations of bylaws, Case No. 2024-000707-CZ. The case is currently pending in the Michigan Court of Appeals.
The five individuals brought a $250 foreclosure against a homeowner in the same community: Case No. 2025-000049-CH.
Homeowners and their attorney were accused of trespassing for attending a public meeting
The meeting was held in a self-proclaimed "HOA board member's" backyard. After homeowners objected to the meeting notice, Stacia Miller, a self-proclaimed HOA attorney, immediately terminated the meeting, prompting a 911 call and falsely accusing the homeowners and their attorney of trespassing.
The so-called "board members" sued homeowners for defamation because they petitioned to review the financial records of public funds.
