Thinking of renting out a room + private bath in our SF home. Advice appreciated

We live farther out west in the Richmond/lake area. Half a block from 1 bus and walking distance to 28. We have a room and bathroom on the ground floor, approx 400 sqft total with a private entrance.

Pretty quiet neighborhood and not too far from restaurants.

We don’t have any setup for cooking. No laundry hookup either.

Any advice on what I need to do prior to listing? Or other ways I can go about looking for a tenant? (School forum, Craigslist, Zillow etc)

And would it be generally advisable for landlords to at least have an attorney on retainer to draft a leasing agreement?

We’re very new to this if you couldn’t tell..

General rule of thumb is to set aside 1-1.5% of home value per year for maintenance items. in SF we're talking 20-30k/yr... is that really how much it costs to maintain a 1500sqft home in sf?
