Best areas to buy low-cost land near Bangalore for long-term appreciation?

I’m planning to invest in land around Bangalore mainly for long-term appreciation (5–10 years).
My goal is:
Lower entry price now
Good infrastructure growth in future
Areas where prices may boom later
I’ve been looking at places like:
Devanahalli
Hoskote/Malur
Doddaballapur
Sarjapur outskirts
Budget is flexible depending on potential and legality of the land.
Which areas do you think still have strong upside left in 2026?
Also, which areas should be avoided due to oversupply or legal issues?
