Wondering if selling an older house 29 year old in this market with 1% realty makes sense. Any one has done this recently. What do buyers agent think about getting a 0.5 percent commission.

Selling a 29 year old semi in the GTA and trying to decide if replacing the windows is worth it before listing. Some of them has visible lines or condensation.
A window company quoted me about $17k for all windows, while a repair company said glass/panel replacement would be around $250 per panel. Some people say replacing them is worth it because buyers don’t want a big ticket expense and it may help the house sell more easily while others say it’s not worth the cost before sale.
Would you replace all windows, selectively replace only the worst/most visible ones, or just repair the failed glass and caulking?
