Recent investment property 1 bed / 1 bath condo (~575 sq ft).

Looking to update the kitchen lighting on a budget (ideally a few hundred bucks max) and planning to DIY.

Current setup feels dated and a bit all over the place (mix of pendants + track lighting). I’m trying to clean it up and make it feel more modern/neutral without overdoing it for a rental.

Any input appreciated.
