I have a good relationship with a client but client's company rules require them to get 3 bids. Client is asking me to help them write the RFP and the bid form so they can evaluate bids. I spent a bunch of time reviewing the drawings in detail and created my own scope of work list. I'm debating whether to create a detailed bid form that all bidders have to fill in, or something more generic. Generic would be just listing the trades, whereas detailed would be sub-line items for major scope items within the trade. Note that architect is not involved with reviewing GC bids
Pros for detailed bid form:
- My competitors don't miss scope, so their bids are not artificially low because of missed scope. My fear is that client will just look at top line bid number, they don't have the construction knowledge to read plans and evaluate bids to know if something is missing
- Easier for client to compare line items on bids and maybe tell me where I'm high/low
Cons for detailed bid form:
- I'm handing the scope to my competitors without them spending the time to figure it out
I think the answer is create the detailed bid form but I'm interested in everyone's advice.
