Fix & Flip or Two New Construction Homes

I purchased a property recently at an amazing price! I’ve flipped many homes but this is the first deal I could consider subdividing and building two specs. There’s profit in both and each have their pros and cons.

I originally bought to fix and flip. However I had several people approach me (RE investors in my click) telling me I should build 2 specs. It’s a really great area in my market.

If I do the fix and flip I’m all in $185k with a ARV of $290k. However I’ll have to disclose the remediated mold, foundation issues, and termites. It’s also half pier and beam, half slab. So lots of elevation changes in the home (ex walking up steps from livingroom to kitchen) which isn’t favorable in my market.

If I do the two specs I’m all in $500k with both specs selling around $620k (E/$310k). But holding cost are factors with demoing the old home and them being new builds. Plus the building process is uncharted territory for me, but I could figure it out considering the flips I’ve done were complete tear outs. I also get great experience being an owner-builder which imo is extremely valuable.

New fan stutters but never spins

It’s a new hunter fan, the wires coming from the remote receiver (red, pink, yellow, blue, and brown) were too short for the down rod and all spliced into 2 separate white plugs to connect to the motor end. I cut the plugs off to butt splice and heat shrink the wires using some wire from a wire extension kit but the only colors it came with were black, blue, and white. When I turn it on it’ll stutter once and never spin. Any clue what could be going on?

8U Coaches: Would you prioritize reps or baseball IQ in practice?

I’m coaching an 8U select team, and I’m curious how other coaches structure their practices. Before we get into it these boys are talented already, so it’s not rec ball.

If you only have 90–120 minutes a couple of times a week, where do you put the majority of your focus?

Would you spend most of practice on repetitive fundamentals (throwing, catching, fielding, hitting, base running) to build muscle memory?

Would you dedicate more time to developing baseball IQ/situational defense, where to throw the ball, cutoffs, backing up bases, reading the ball off the bat, pitch selection, baserunning decisions, etc.?

My thought is that at 8U, you can gain a huge competitive advantage just by having kids who know where the play is before the ball is hit. At the same time, none of that matters if they can’t consistently field and throw the ball well due to lack of reps.

What ratio has worked best for your team? 80% reps and 20% IQ? 50/50? Or something else entirely?

Upcoming Off-season

As we approach the post-spring offseason I was curious to know how most people structure their offseason training for youth pitchers (going to 12U)?

He ended the season hot, command is best it’s ever been but would like to see a velo increase before fall (sitting around 54).

Going to give his arm a 6 week break to let it recover. I’ve heard to continue practicing slow pitch mechanics (no throw), field work and offense during that time, thoughts?

How should we ramp back up after the 6 week break?

Thanks
