GP training 2027

sat the GP exam last year but unfortunately didn’t pass. I passed the SJT, but I didn’t pass the clinical part.

I’m planning to sit it again and have started studying. When I do SJT questions, I have no problem with them and I understand all the concepts. However, I’m very far behind when it comes to the clinical part (I was working purely in Obstetrics for quite a long time).

I’m studying from PassMedicine, but there are nearly 4,000 clinical questions, so I don’t think I’ll have enough time to get through all of them.

Do you have any advice on how best to study from PassMedicine?

I mainly want to cover the basic topics and focus on what I need to know to pass and be sade

Any advice would be really appreciated.

I also tried GP QuestPro, but I found it quite superficial for the clinical part, and the actual exam was very different from it.

Mortgage drawdown

My husband and I went sale agreed on a new-build house and received our mortgage loan offer on 1 July. The house isn't expected to be ready until around January 2027, so by the time we draw down, our current loan offer will likely have expired and we'll probably need a reassessment/new application.

The issue is that we're both on contracts (not permanent). I'm currently on maternity leave (July–January) and was hoping to take an additional year off to stay home with our baby. By the time the bank reassesses us, we'd effectively have one income.

We believe we can afford the mortgage on my husband's income alone, but I'm worried the bank may not see it that way.

Has anyone been in a similar situation? Is there any realistic way to get to drawdown without me returning to work, or is my best option to go back in January?

I'd really rather not have to leave a 6-month-old if it can be avoided.

Shortfall in Fund for new home

​

We finally got Approval in Principle from AIB and our dream house came up for sale. We paid the booking deposit straight away and then found out we only have 28 days to sign contracts.

When we asked the bank for the loan offer, we were told we have a €3.5k shortfall for legal fee and need a gifted amount to complete the application. Unfortunately, we can’t get a gift and won’t be able to save the extra funds for another month.

Now we’re terrified of losing the house over such a small gap. Has anyone been in a similar situation or have any advice/recommendations?

New Home Costs – Realistic Funding Options for Flooring & Furniture?

We’re signing contracts for our new home next week after putting most of our savings toward the deposit and fees.

By move in, we’ll likely have very little left (maybe less than €5k) for flooring, appliances, furniture, blinds....etc

Our mortgage is with AIB, so cashback isn't an option, neither is family gifting.

We're just Looking for realistic advice from anyone who’s been in a similar position , what funding or financing options worked for you?

Should we reconsider this whole purchase?

Pros and cons of Cash back mortgage

For anyone who’s gone with the cashback option:

How much cashback did AIB offer you?

Did you feel it was worth it overall?

How much did it increase your repayments/total cost over time?

Any regrets or things to watch out for?

Trying to decide whether taking cashback upfront is a good idea (especially that we won't have much savings for flooring, kitchen,appliances, furniture...etc)

Or if a lower rate mortgage works out better long term. Thanks!
