Whats the process of selling BDA property, Bangalore

Someone please explain what is the process of selling a BDA property, Bangalore urban. To my knowledge the buyers first pays a booking amount and then does the property verification and they both go to regisration office to get the property registered to buyers name at which time the buyer pays all amount to seller.

I have a question: Do we need a property lawyer or CA to pay the tax to the government? To my knowledge the seller has to pay 1% of guidance value to the govt as sale tax.

Anything else apart from the tax payment that need to be done before selling? Please guide.

For context: I am the seller.

The issue is mentioned in title. The harrasment is ongoing and my file is with them. Without a khatha I cannot sell my property eventhough I have clear documents. They are abusing their powrer knowing we need that document for the property. No amount of escalation has helped. I am willing to pay bribe but they dont ask directly. What can be done in this situation. Iam planning to sell my property ASAP and to my knowlege I cannot register this property to buyer without khatha.

I have clear titles in clear hierarchy. My mother has given me registered gift deed and I have paid tax up to date. The process is Khatha transfer to my name because my mother has a Khatha. The issue is my mothers khatha is physical copy and BBMP has not updated that in their computer, hence I cannot apply for transfer of khatha online myself.

I have applied for new Khatha and I think I have made a mistake but I cannot apply online for transfer anyway. The only way it can be done is by RO/ARO and my file is already sitting with them for more than a month.

I have applied for new khatha without knowing that I could do a transfer. I just learned that new khatha for a BDA property cost me 5% of guidance value. That is a massive amount. Is it true that we pay so much for ekhatha?

Govt is charging us of a khatha document when we already pay our taxes and pay for the property. How is this fair and is this correct?

Its already been 1.5 months since I applied and I am in queue for Khatha. I gues this is the timeline for new khatha and I was not aware of this either.

Can somebody tell me how long does it take for transfer of khatha and if I tried that now, will it be a problem since I already have an application almost approved
