New to running a holiday let business in Cornwall, UK - looking for advice

Hi everyone,

I’m in the process of taking on an old property in Cornwall that has a lot of character and potential. It’s a big step for me because while I’m new to owning a business myself, I do have professional experience working in serviced accommodation management in East Anglia. That gave me a good grounding in operations - guest turnover, compliance, and maintaining high standards - but this is my first time stepping into ownership and building something of my own.

I’ve been looking into property management systems to get the right tech stack in place. So far Lodgify seems like the more logical choice compared to a Guesty, but I’d be open to hearing about other options people have found effective. I also plan to implement PriceLabs for dynamic pricing and set up a direct booking website and social media presence to start building a brand and online footprint, rather than relying entirely on OTAs.

Another thing I’ve been exploring is Wi‑Fi solutions that allow you to capture guest contact info before they access the internet - essentially a captive portal. I’d be interested to know what systems people use for that, and whether it’s worth the investment for building a mailing list and encouraging repeat bookings.

What excites me most is the chance to breathe new life into a property with history and charm, while creating a guest experience that feels authentic and memorable. At the same time, I’m conscious there’s a steep learning curve when it comes to structuring the business properly, marketing it effectively, and making sure it’s financially resilient from day one.

I’d really value insights from people who’ve gone down this path before - what you wish you’d known before starting out, common pitfalls in the first year, and tips for balancing direct bookings with platforms like Airbnb and Booking.com. Also, if there are any guides, YouTubers, books, or articles that you’ve found particularly helpful, I’d love recommendations. I’m just trying to soak up as much information as possible while working on a mortgage offer in principle. Haven’t pulled the trigger on anything yet, but it all looks promising.
