Interested in selling my starter home in Ypsi
I'm a former resident of Ypsi. I bought my historic house in 2018 as my primary residence. It's in a great spot between EMU and Depot Town, just outside the historic district.
It was a long-time rental property prior to my purchasing it, so over the years I put a good amount of work into it fixing it up, improving the yard, and giving it some personality. I moved out of town for work several years ago. I loved my house so much I decided to hold onto it as an Airbnb in the event the new job didn't work out and I wanted to move home to Michigan.
Fast forward to now, I've decided I'm settled where I ended up and am looking to possibly sell the house. Emotionally I'm sad about it, but logically it makes sense. It's been a very successful Airbnb, and I'm open to selling it furnished as that (minus a few personal items I'd like back). I can share income data to interested buyers. It's also a perfectly sized starter house for someone (735sf 4-room shotgun-style house).
The traditional path would be get an agent and list it -- anyone have realtor suggestions for this type of property? Since this is still an active listing I'm not quite sure how that would work, and the idea of staging it for photos and doing the whole "thing" to get it listed feels daunting at the moment.
I'm also open to navigating this non-traditionally with the right buyer. I've bought and sold several properties before directly between parties using a title company. Any ideas how I can best reach this type of audience?
This isn't some weird scam. I'm mostly looking for the best next step for me to start to market this before I blink and the summer is already over.
