I live with my partner, and I've been considering breaking up with them for a while now. It's a complicated emotional decision of course, but one of the more practical reasons that I've held off is that I've been underemployed for a while. Since I've been scraping by on savings and a bit of freelance income, it hasn't felt plausible that I'd be approved to rent anywhere on my own. I just started a new job that pays well, but it's only guaranteed to last through August.

If I move out of my current apartment building, how will landlords assess my finances? I live in San Francisco, so rent isn't cheap, and there are plenty of solid applicants to compete with. If I get a proof of employment letter from my new job, is it kosher to ask that they don't include the temporary nature of my position? Do landlords give a solitary fuck that I've payed my rent without fail for a decade in a super expensive city, or is it all about what I'm making now?

In a situation where I can't find a new place before moving out, what are my best interim options? I have enough stuff that moving twice will be a huge pain, but it's doable. Would probably need a storage unit. I know that there are some Airbnbs that are available for longer-term rentals, but I'm hoping there's some better solution out there.
