I know I know, y'all are gonna see that interest rate and go ballistic but it's real. Assumable VA loan. Took 3 months on the dot from offer accepted to closing. Thankfully my landlord allowed me to stay on a month to month lease for the time being.

There was quite an equity gap. Thankfully I had just enough to make it work while having an okay emergency fund (going to rebuild it 😅). DC is expensive and this was the only way for me to afford a home here that wasn't a condo and was accessible by public transit.

I'm a 28M musician who never thought I'd be able to achieve this so I'm feeling extremely grateful.
