Need advice! Delayed turnover ng pre-selling house

Hi everyone! Need your advice sana, especially sa mga naka-experience na ng delayed turnover sa pre-selling house.

Bumili ako ng unit sa subdivision. Basically downpayment pa lang binabayaran ko so expected lumpsum is around December this year, so we're preparing na to loan. But suddenly nakareceive ako from developer na may delay sa TOD which is next year 11-12 months delay, I was expecting na after lumpsum 2-3 months after turnover na sana para matirhan ko na.

They are requesting me na isign ko yung Change Order Form at Revised Payment Scheme.

May naka-experience na ba ng ganito?

Ang concern ko is:
Possible ba na breach of contract?
May rights ba ako to ask for compensation or other remedies dahil sa delay?
Hindi ko pa rin pinipirmahan yung documents kasi gusto ko munang maintindihan kung ano ang magiging effect sa loan takeout and if possible ba na hindi ko muna iprocess yung loan kasi ayoko muna magpay ng monthly ammort while hindi ko pa natitirhan yung bahay.

Any advice would be greatly appreciated. Thank you!
