St Regis Residences Downtown Dubai - Any advice?

Hello does anyone have insight into the St Regis Residence Downtown? I believe the original price for a 1-bedroom back in 2022 was 1.9m to 2.15m AED (according to google). What should the value be today? The building is still off-plan with a target launch of December 2026.

I'm seeing some listed pricing on website ranging from 2.6m - 3.1m.

Any insight into the rental yield, or anything else to consider? Many thanks!

I assume the management fees will be substantial - but will the higher rental yield more than cover this? I assume there will be a lot of short stays.

Please check your AMEX app for the bonvoy points given for hotel related charges. I have noticed on numerous occasions that Marriott hotel charges have been categorized as "Other/Miscellaneous" and not give the bonus points. I have the AMEX Brilliant card and expect a 6x bonus. This has been especially the case for Marriott hotels in China - including the Westin, Ritz Carlton and St. Regis. I would say more than 50% of my Marriott charges in CHina have been wrongly categorized.

The good news is if you talk to AMEX customer service chat, they will credit you back the missing bonus bonvoy points. I just wish there was a better way to handle this, or a more streamlined way to report charges that are clearly miscategorized.
