Hey everyone,

I’m trying to get a realistic sense of land value for a property I own and would appreciate inputs from people familiar with the Bangalore–Mysore corridor.

**Details:**

* ~1 acre land

* Located ~1 hour from Bangalore towards Mysore

* ~100 meters from service road access to NH 275

* Good surrounding development within 5–10 minutes:

* Medical & engineering colleges

* Schools

* Cafes, hotels, restaurants

* Fast food chains

* Land developers

* Homestays / factories

The area seems to be developing rapidly, and I’m considering selling a small portion of the land to fund other investments.

What I want to understand:

  1. What would be a fair per sq ft / per acre valuation for land like this?

  2. A nearby developer (adjacent property) has quoted ~₹1500/sq ft — does that sound reasonable?

  3. Is this undervalued, fair, or overpriced for this location?

Would really appreciate any insights, especially from people who have bought/sold land or track this belt closely.

As the heading says, I have land worth 45 Cr. I am looking to generate some stable predictable and safe cash by offsetting some of the land.

Please give me ideas of tried and tested ways which are safe, predictable and less risk.

Size: 8.5 acres Location: 1 hour from bangalore towards mysore (100 meters from NH275 with service road access). Currently agricultural status, but conversion is in progress. Rapidly developing all around (schools, engineering colleges, medical schools, factories, residential plot, houses)
