Looking for the best place in the U.S. to live under $400K (3/2 home or townhome with low cost hoa) or rent under $3k where I can get a real walkable lifestyle (restaurants, bars, parks, coffee shops all nearby).
I don’t want suburban strip malls or chain-heavy areas, more of a neighborhood town center feel.
Key priorities:
Walkability (can walk to food, coffee, parks, bars)

Good or at least solid public school options (or viable charter/magnet access)

Family-friendly but still has energy

Prefer warmer climate but open

Not necessarily a major city. open to smaller cities or walkable suburbs with a strong core.
