My coworkers have been encouraging me to buy a house. I might be several years off, because my boss got me in touch with a loaning company and I was only approved for the price range of a mobile home (120k), which they don't finance. They help first time buyers and said they wouldn't outright deny me, and instead asked if I could get a cosigner or a salary and reapply in a few months.

I'm about turn 24, unmarried with no children. I really just want a little place with no HOA. I'm currently renting a house with... so many people.

Would it be difficult to finance a plot of land + a tiny home? Or is that a bad idea?

^This cabin is an example of the tiny homes I see all the time on marketplace, but I think it's too small to qualify for an FHA loan (200sq ft, $50k).
