Moving to JC - Looking for advice

Ideally looking to move to downtown Jersey City this summer with a budget of around $2500. My top priorities include proximity to a PATH station and walkability.

Is this budget realistic for a 1 bedroom in downtown JC?

Which blocks or areas should I avoid?

Any common issues in older walk-up buildings that I should lookout for while touring?

Any issues with night safety?

Should I be considering anywhere else in JC?

Any tips or advice would be greatly appreciated.

Edit: Thank you for the responses, definitely aware that my budget would likely limit me to an older walk up which I am okay with, just wanted to get a sense on if it was realistic. Also, I am up for promotion this summer that would raise my budget to around 2700-2800. Hoping that this increases my chances as I would strongly prefer to live downtown but not fully counting on that yet.
