Hi everyone,

We have just bought a commercial building (standalone building, main road access, flat site, single story (unable to build to two stories due to covenants)). The building is old, likely to need a new roof in upcoming years, and the layout is poor for us. Land area ~400m2, current building around 90m2. Ideally the end result is 150m2.

So my two thoughts for options:

1. Demolish and put a transportable building on. Probably the easiest way, but likely to have downtime for business. What sort of downtime should we expect?
2. Extend and remodel. Likely to be drawn out over a longer period of time, but less disturbing to business.

Where would you start if you wanted to extend and remodel? Draughtsman? And what sort of price range would you be expecting?
