Hi everyone,

I’m considering buying an apartment in the Fusion project in Amsterdam Zuidoost, near the World of Food / Develstein area.

On paper, the apartment looks interesting: new-build, decent size, good energy label, and within my budget. However, I’m still a bit unsure about the location and would really appreciate some local input.

A few things I’m wondering about:

  • How is this specific area of Zuidoost in terms of safety and general vibe?
  • Does it feel okay in the evening/night?
  • Is the area improving with the new developments?
  • Would the McDonald’s / World of Food below or nearby be a concern in terms of noise, smell, delivery scooters, people hanging around, etc.?
  • Any thoughts on resale value for this kind of new-build apartment in this location?

I visited the area briefly and it didn’t seem bad, but I’d like to hear from people who know the neighbourhood better or live nearby.

Any advice or honest opinions would be appreciated. Thanks!

Edit: The actual house I’m looking that is part of the project call fusion (not sharing the link due to restrictions). It is around 300 new apartments on top of a new world of food
