Surprised by Billy’s help with Pardon My Book

Billy has stayed off line and out of the public eye the last few years and I didn’t get the vibe that he parted ways with PMT/Barstool on the best term so I’m surprised to see him not only write a chapter in the book but go on Jake’s podcast and tweeting encouraging people to buy the book. I wonder if he has some sort of cut of the profits of the book or if he’s just doing this out of the kindness of his heart. He seems like he doing well adjusting to a more traditional lifestyle

[Landlord US-LA] Tenant of 4 years just moved out and not sure if I will be able to get same rate

I bought the property 4 years ago and I found a tenant after about a month and half at $1875. She lived there for the past 4 years. I knew at the time we were charging what I thought was towards the top of the market, but I justified that by our place being more recently updated and in nicer condition than a lot of places around me. Once she moved out I listed the places for rent at $1875 again because even after 4 years I still felt like that was towards the top of what places are going for around me.

It’s been about a month since I’ve listed it and I’ve had a few people reach out interested but are then run off by the price. I had a realtor who was interested in finding a tenant for me run some comps and they came back with $1450 as the suggested price.

Since I am new to this and have only had one tenant I am not sure if I just got lucky the first time around and found someone who was willing and able to pay a premium and that is not actually the market value of my property.

My concern with the suggested price the realtor gave me was they are incentivized for the property to rent quickly because that will allow them to get the quickest pay day while leaving me with a year long lower income. Also I do not agree with the comps they gave me because the part of town I am in the neighborhoods can drastically change block by block so while one is in my general area and of similar quality of property as mine I would argue the neighborhood it is in 6 blocks away is far less desirable and the other comped listing is in my more desirable neighborhood but not nearly the same level of quality.

Would you suggest holding out for longer to try to get the same rent I have been getting for 4 years or did I just get lucky that one time and just because I get that price once does not mean that is my new standard. Thank you
