What else can I do to retire in my mid 40s?
35F would like to retire in about 10-12 years or so. It will likely be in SEA and not America.
Debt:
Mortgage: $515K @ 6% (paying extra to round it up to $4900 monthly). Equity ~$400K.
Income:
Take Home: $8,000/mo (after maxing out 401k)
Rental: $1,200/mo
Other incomes: $1,000/mo (side gigs, stock trades, etc.)
Monthly expenses: ~$2,000/mo including the utilities and discretionary
Stocks/Retirement accs:
Checking: $36K (i know it’s too high)
Taxable brokerage: $314K ($175K invested, $130K in SGOV - this was due to a few trades resulting in assignments)
Retirements (100% invested): $55K Roth, $20K Trad, $250K 401K
What else can I do to speed up the retirement? Do I put all uninvested balance to VTI? I have calculated the numbers multiple times and it came out to be around $3.0-$3.5M at 47 but with no mortgage to make it OK for me. I’m not particularly healthy so I’m expecting a large chunk is on my health cost. I’m a bit at a loss and feeling very behind because I don’t think I can work for too long with my current health situation.
