Living in Midtown w/ Poor Credit + a cosigner
Hi all wondering if anyone has a similar experience + recommendations for finding an apartment in midtown.
I'm 24 years old, and starting college at Gatech in August. I've been touring apartments that hit my requirements of 1 bedroom, over 800 sqft, preferably within a 30 minute walk to campus or 15 minute bus ride. Not going to give my life story, but my credit score is sub-400 w/ debt in collections ect, BUT my amazing brother who makes well over six figures is offering to cosign + cover rent up to 3k while I'm in school.
I thought this would give me a lot of options for apartments, but the one I fell in love with and put in an application with denied me. When I went to speak with them they told me I couldn't be approved even though 1. My brother who cosigned has perfect credit and well above income requirements 2. in my 6 years of rental history, I never once have missed a monthly payment 3. I'm not even technically paying, he is. They told me it's because my credit score "is too much of a liability" which again see point 2 + I do work and could cover rent if needed as they could see when I provided income verification, I just don't hit the 3x multiplier that these buildings require.
I honestly am shocked because I thought at the very least being a student would give me some sort of exemption since I highly doubt the other college kids qualify for these buildings on their own. Just wondering if anyone else has tried to rent in midtown ATL with a cosigner and poor credit and had better luck than me.
Maybe I just got unlucky with the apartment I applied for, but it has put a dampener on my search because now I'm worried my backups will end up with the same denial. And, now I'm panicking that I'll be living in my car while in school because no where will accept me.
