Hi, I'm replacing this timber lintel in the old toilet outbuilding.

Weighing up the options on two, one, or no acrowprops, and using some spare timbers as a temporary support during the swap. There isn't loads of mass above as it's only a few courses of brick.

TL;DR: Can a flexble tenant notice period be agreed to reduce void period and impact on them.

I'm selling one of my rental houses and want to ensure I have the place vacant prior to completion. However I've been burned by a long void period in the past so don't want to issue notice immediately if possible.

The tenants have been excellent all along and we've maintained clear communication on everything. I don't want them having to needlessly vacate long before completion date and having to find somewhere else, and likewise leave me with a void. Especially if the sale were to fall through!

Is there a way to make it work for all of us, something like agreeing to leave 2 weeks prior to completion date once that's agreed, could a solicitor draw something up? This could then flexibly cover us if the sale takes 2 months or 4, say.

I appreciate that the risks to me are higher by floating this, but I just want to explore the option briefly.

I'm aware the law is changing...er...now, so might have to issue notice under S21 then for two months.
