Should I sell to this buyer?

I am on the fence if I should allow this buyer to put down a deposit for an upcoming litter. I am a newer breeder and just finished all OFA certs on my breeding dogs. I had one puppy still available from a litter where I had more boy puppies than expected and this buyer was interested. He asked so many questions about the return policy in the contract, and was planning on doing both DNA and EKG testing on the dog to see if anything came up that is covered by my return warranty. In addition, he was very focused on color patterns and overall the dog being perfect.

I have no reason to suspect a puppy would fail any of these health tests, but my concern is the buyer is looking for a perfect, show quality puppy in a dog that is only being sold as a pet (AKC Limited). By entering a waiting list (with deposit) for a specific litter, they will have limited pups to choose from and I think they have a higher likelihood of being unhappy if they don't get a puppy with 100% perfect markings. I feel like they're approaching the process like a retail purchase with their hyper-focus on the return policy and looking for only a perfect puppy. Would you sell to this person?

Edit for clarity: the person passed on an already-born puppy I have available, and now wants to put down a deposit on a future litter instead that hasn't been born.

Update: OFA certifications I already have for my breeding dogs already show the parents aren't passing down heart issues to the puppies. These are healthy puppies, the concern is that the buyer is already looking for loopholes in the contract as a cover for the dog not being cosmetically perfect. Basically seems like this is a potentially litigious buyer, as one commenter suggested.

Sounds like the overwhelming consensus is to not sell to this person. Thank you everyone for your feedback!
