Owner plans sell home to me first should i buy it, it has a damaged structural adu And i feel pressured, rented since 2003

I'm in a tough spot and hoping for advice. I've rented the same place since 2003. The owners (who run their own real estate company) are selling and offered it to me for $210k. Home is built in 1940. It's a 2-bedroom home in California with a detached ADU.

The ADU has serious issues:

Structural damage and wood rot

Collapsed ceiling and The floors are a stepping hazard

Gas pipe still connected (safety concern)

Roach infestation at night (I've been managing it)

The main house seems okay, but I'm worried about the overall condition. Does havw Roach infestation . They're pressuring me to decide quickly. I also missed the recent Dream For All application window, which makes the timing feel even worse.

Is this a deal worth pursuing, or should I walk away? Any red flags I'm missing? Thanks!
