Experience with Katz realty group
Looking at an apartment owned by Katz realty group. They have bad reviews but I also know that isn’t necessarily an uncommon thing. Anyone have experience with them?

I am getting an apartment with a roommate and I need a guarantor and she doesn’t, since I am a student and she works full time. Her salary would cover her half and my guarantor make 80x my half. They don’t make enough to cover the whole rent though, just my half. We were in contact to look at an apartment and they said my guarantor would need to cover the full rent not just my half. Is this normal? I thought it was split so it would be fine. I’m getting mixed answers from Google.
My roommate and I are trying to find a two bedroom or a 1 bedroom flex. There is plenty in our budget. But every time we get in contact with someone to tour they say that if we tour then we have to agree to them being an agent/broker for us and we have to pay them the equivalent of one months rent. We really don’t want to have to do this cause it essentially means putting down 3 months rent all at once which is a lot. I asked my sister who also lives in the city and she said that it’s basically impossible to avoid a brokers fee, even with the fare act. Is there a way to avoid them? I’m close to pulling my hair out.
I sent an inquiry to tour an apartment and was sent an application? Is this normal? I don’t want to commit to applying for anything before seeing the apartment.
