Hey y’all, long time lurker first time poster here just to warn everyone on this sub about an agent named Mikael Johnson and Hillel Realty. I recently lost ~5000$ to this scam and I just want everyone to be smarter than me. DON’T be like me and drop ANY money before confirming the apartment actually exists and your landlord/broker is a real person and you have met them. im a dumb college student who is currently houseless and I threw my money at the first person who said they had an apartment to rent me and I definitely payed the price. No apartment in NYC is gonna have every single amenity you want AND be in your budget (unless u got that kind of money) so you need to be vigilant and vet EVERY single aspect of the apartment you are looking at. unfortunately I found this agent/group through a friend and i followed through with it because i trusted the person who put me onto the group, not the group itself. ive attached some images of the “agent” and the paperwork i’ve received. unfortunately Hillel Realty is an actual company from all i’ve researched so some bad actor is out there using their name to scam people. be smart yall, and happy apartment hunting!

Apartment charging amenity fee and reservation fee

Does anyone know if it’s legal for an apartment complex to charge a monthly amenity fee and then request a space reservation fee for the grills that are supposed to be included in our monthly amenities? My complex sent out an email indicating that a gathering of more than four people requires a reservation at a rate of 150 reservation fee +75/hr

This seems unreasonable. I am in a rent stabilized unit but even without that this seems unreasonable for everyone in the building.

Am I the owner of this co pp, and if so can I sell it?

This is a long post so strap in. Story time.

I grew up in a co op at the tail end of Harlem approaching the heights. It was the only place I lived until things changed that, but more on that later. I lived all those years there with my mother and father until my father passed.

My girlfriend, who I met when I started college, was having a tough time with an abusive family and I brought her in to stay with me in 2012 Parents didn't love the idea but we were good, quiet kids.

Few years later, my uncle is in need and my mother allows him to start living with us, sleeping on the couch.

After that, my mom gets sick and has to stay in a nursing home for years to get better. My dad ends up dying. And my uncle attempts to SA my girlfriend. We filed a police report, but nothing ever happens with that. I told my family, but they would never think that their beloved family member could do that and said some terrible things about my partner. We ended up leaving without telling anyone and went to stay at her families home instead which had it's own share of problems.

That was right before covid, which killed my mother who had finally made it out of the nursing home.

For six years my uncle has been living in that apartment. I remember going with my sister to the court houses in lower Manhattan to try and file something, but it was right after my mom died so my memories are kinda wracked and I can't remember exactly what it was, only that I was told the court process was... slow.

Six years later, he's still there and I'm barely surviving at the end of my rope with my now fiancée.

So, my question is is there any chance that that apartment was supposed to go to me upon my parents death, and that technically I am the owner of that apartment? If I somehow am, I would like to know if I can sell it.

I did a quick look on whoownswhat.justfix.org and acris, and found some sort of document with my name on it from 2024 as a debtor(?)

But I definitely didn't sign anything regarding that building. So if there were damages or repairs or something of that nature, would it be my name that comes up?

Honestly im pretty fried from days of apartment hunting due to an impending eviction, but this idea came to me as I huddled around the open mini fridge trying to get any sort of relief from the days heat.

I guess you could call this a pipe dream. But I guess I'm just wanting a little luck and a splash of hope.

Thanks for the read!

PS.: I'm avoiding having to ask my family about anything related to this as they very often provide only half-truths.

Moving my partner in immediately after lease signing without my landlords knowledge?

My partner and I are currently apartment hunting and their credit is poor and income is low, whereas my credit is higher (700) and my income meets the 40x rule for the listings we’ve been looking at.

However, when applying my partners credit seems to tank the entire application, reducing my odds of approval than if I didn’t apply with them at all. It seems to be a sort of universal standard that bad credit from any applicant on the application leads to instant rejection even if everything else checks out.

My question: if I am approved for an apartment and make no mention of my partners existence prior to signing the lease, can I immediately move them in to my apartment on day 1 without any repercussions? The units I’m currently looking at state that all prospective tenants need to be on the application, but is this actually enforceable? Can I just lie and say it’s only me until the lease is signed?

Elevator out of service for 5 weeks need advice

My elderly parents live in an apartment building with 6 floors, about 5 weeks ago the elevator went out of service and they were told it would be back quickly. A few weeks later they were told the elevator was working but that they were waiting for a city inspector to approve it before it could go back in service. Now the super is still saying the inspector has not come, and he also mentioned something about a fine that had to be paid by the management before the inspector would come. They have been told several times that the inspector is coming on a certain day and then being told that he didnt show up. It is extremely difficult for my parents and other people in the building to walk up and down the stairs multiple times each day nonetheless carry groceries and laundry. We along with other tenants have made countless calls to 311 with no results or clear answers they just say they are going to investigate. Would greatly appreciate any advice on how to resolve this matter it has been over 5 weeks. The management company is terrible never pick up the phone or help with issues.

Landlord raising rent. 3 months with NO cooking gas and broken laundry. Renewal deadline is days away. Advice?

Hi everyone, looking for some advice, I live in the UES in a semi-basement apartment. On March 1st, our building had a major gas leak, and we haven’t had cooking gas since. The landlord gave me a 3% rent credit for April and a 20% credit for May. They are currently working on the pipes, but there is no estimated completion date. Because of the leak, my in-unit laundry is also completely broken.

Back on March 25th, they sent me a lease renewal with a $100 increase (going from $2,200 to $2,300). The paperwork says if I don't return the signed lease within two months of receiving it, I will face automatic eviction. That deadline is coming up in just a few days.

Today, I texted the landlord’s assistant (who has always been my point of contact; I've never actually met or spoken to the landlord). I asked if we could keep the rent at $2,200 given the lack of gas and laundry. I also mentioned a few ongoing issues I usually just deal with on my own—like lack of sunlight, no kitchen exhaust, hearing the upstairs neighbor's pipes constantly (everytime when they flush the toilet), and the bug issues during summertime (roaches, centipedes, spiders) that I usually just handle with bug spray.

The assistant replied: "Hi. All lease negotiations need to go through the landlord directly. While he is generally amenable to such requests, given the financial burden he's been under as well, he hasn't been so receptive at this time and has denied other requests. You can certainly try. Just want you to be prepared for a not so favorable response."

I reached out to the landlord directly after getting that text, but I haven't heard back yet.

I really don't want to sign a lease with a rent increase for an apartment that doesn't even have functional gas or laundry right now, but the clock is ticking on my renewal deadline and I'm anxious of the "automatic eviction" clause.

What should my next steps be? Do I have any leverage here under the Warranty of Habitability in NYC? Should I sign the lease just to protect myself and fight the increase later? PLS HELP

Concensus/Rant

“You aren’t being financially responsible with your money” I feel like that’s the punchline to our current housing situation, people who make $60,000 or below, it is recommended they live at home with their parents, and I just wanna know how we got here?? I feel like from the 70’s-90’s it was you should buy a home (which was more attainable then) or you weren’t financially responsible, then it was “why buy when you can rent” that was the punchline, now minimum wage earners can’t even afford a one bedroom!! How did we get here!? Where was the shift change?

My story- turn 18 the VERY beginning of COVID, worked a little over minimum wage job, paid for a room for $2000 in a 2 bedroom and I never looked back, moved out the month after I turned 18…. I don’t think I could do this if I turned 18 today. And now I make $80,000 pay $2800 for a 1 bedroom and I genuinely feel like I CANNOT move!? I mean I want to, but I just can’t, what the hell is this Economy and why is it like this?? What did I miss?

The apartment is overall huge has high ceilings, and is East facing. It is a 3 bdr 1 bath but we will use the smallest room as a home office that we will share. The living room is an open space with a kitchen and a dining space too! Huge pantry closet by the entry door.

Your bedroom can fit a queen sized bed, a desk, and a dresser; has a big closet; sunlight (I toured it in the afternoon and it was bright asf).

Why is there such a contrast between what Reddit says and what streeteasy says

I’m trying to look for studio/1 br apartments $2k and under in NYC area. I’m very aware that’s a much harder price point, and I’m aware that there are often many tradeoffs, mainly location. But a lot of people on Reddit act like this price point is essentially impossible in any part of NYC, but looking at street easy this definitely not the case? Is there something I’m missing here?

My building still hasn’t turned on the AC and it was 90° yesterday and today

I live in an apartment building and management still hasn’t turned on the AC, even though it was literally 90 degrees yesterday and today. My apartment has been unbearably hot, especially because I work from home and I’m on the top floor.

They keep saying it’s “not AC season yet,” but meanwhile it feels like a sauna inside. I know some older buildings switch between heat and AC seasonally, but at what point does this become unreasonable?

Has anyone dealt with this before? Did your building eventually do anything, or are we all just expected to suffer through random heat waves every spring? Is there anyone I can escalate to?
