Does my ConEdison bill seem right?

I know ConEdison screws over everyone, but I’m worried my experience might not be normal. I live in a sunny 1 bed 1 bath apartment - about 650 sqft, but my electricity bill is consistently $350+. We generally turn on lamps at night, but that’s about it. The only thing I can think of is that the AC unit (not a window unit, it’s a wall unit) is constantly turning on and off to maintain a moderately cool temp.

Should I be worried about my bill? Or is this amount normal?

For context I’ve lived here for 3 years and it’s always been this expensive. I think I set up an autopay when I first moved in so the bill kind of goes unnoticed.

How I got an RS studio (no lottery)

Just got a super under market RS studio w dishwasher, W/d in unit in a top five Brooklyn neighborhood in a very luxurious build home with great reviews around ~1000 under market value.

You won’t believe it, but I simply walked in and asked if they had any. It was literally the first building I ever tried and they had one they hadn’t even listed yet! They only showed it to me, I took it and they won’t even be showing it to anyone else.

Finishing off signing the lease tonight and happy as can be.

No broker, no finders fee, no lease takeover and no connections. Just a friendly attitude and a little audacity! Just wanted to post this as a little hopecore

The Epic (Fetner) - Electrical outlet 100 degrees + leaks warm odor landlord won't fix

I am in The Epic (Fetner Properties) building in a unit behind the trash room on an upper floor.

I got the building plans and confirm behind the kitchen wall is a cavity with mechanical risers in it and it is adjacent to the trash room.

The microwave outlet in this wall measures almost 100 degrees(!) with an IR thermometer and leaks in warm air that smells. Other outlets like the hall outlet not connected to this wall are not warm like this eg the hall outlet showed 76.

I know from scope photos there is a gap between the electrical box behind the cabinet and the wall. Hal Fetner himself replied to emails and refuses to fix this.

I've had HPD and DOB inspect. DOB found a violation with the electrical outlet but all they did was install an outlet extender which has not fixed the odor issue and the temperature readings were taken after that. Hal Fetner refuses to remove the cabinet or open the back of the cabinet to fix and seal the wall gap.

Has anyone else dealt with a concealed problem like this that is hidden from HPD and DOB so inspectors can't see it? It seems landlords can hide problems like this which isn't right.

Also the right cabinet section on the right of the microwave is dirty and smells. Hal Fetner also won't open and clean it. They tried to clean it from the top but they obviously can't and failed. I forgot to upload the photos from after that attempted cleaning but they are at https://theepicnycreview.com/

Apt Hunting Heartbreak Story

So I've been searching for the past few months for an apt in NY (mainly bk and queens). I considered a roommate, met with them, and vibed a bit. When we started to get into specifics on budget, income, credit, etc, red flags kept spiraling, so I let that go. One morning, I happened to see a listing for an apartment in Brooklyn on Craigslist that was absolutely perfect. I looked up the apt on StreetEasy for the history of rentals, and it was the same agent for past listings, so I knew it wasn't a scam; I reached out, viewed the apartment at an open house, and I thought that this was it. As soon as the agent sent the application in the afternoon, I was ON IT! I had all the documents ready, so I just had to fill out the form. Idk how, but two people got their applications in before me (the agent was very communicative throughout the process). The second one had some discrepancies in their application, but the first one and mine looked promising according to him, and he said he would let me know within a few days how things go. I really thought I was going to have it. A couple of days later, the agent reached back out to say that the first person got approved, and I was SICKKKKK! Now I'm back to the drawing table considering everything (roommates, reaching out to agents, management companies, etc.) As a NY native, this sucks. I am a first-time renter too, so I know I still have a lot to learn and a lot to experience too. Just needed to let that out. :(

LF roommate in 2bd on ridgewood/bushwick border - $1630 each (rent stabilized), lease start 9/15

Hey all - I started subletting my place in April (though this sub!) and am looking for a roommate to start the new lease with, since my current roommate is moving out of state for work. I’ve loved living here so far—the location is super convenient and I’ve had almost no issues with the apartment/building/area. I’ll be starting a 1-year lease and looking for someone interested in that term, with the possibility of re-signing assuming it works out.

About the apartment:

- Common area pictures are taken in .5x, yes it’s smaller in person! The photos of the room itself are pretty size accurate.

- Has dishwasher, central air, working video doorbell/buzzer, and small balcony

- Laundry in building, decent gym & roof access, & package room w/ key entry

- Utilities have ranged from 70-130 per person since I’ve lived here, wifi 30 per person per month

- Off Myrtle-Wyckoff, easy commute to manhattan on L/M

About me: 24F, I work full time at a marketing start up. My typical schedule is WFH mon/fri and in office tues-thurs. In my free time, I love going to movies (low cinema regular and metrograph/FLC member!), trying new coffee shops, and going to shows (lots of DIY, punk, post hardcore etc). I’m pretty chill and easygoing as a roommate—I mostly keep to myself at home, but I’m out often and not a huge homebody. I also travel usually at least one weekend a month and occasionally have friends crashing on the couch, which you would be welcome to do as well.

***On a scale of 1-10 I would say I’m between a 7 and 8 on cleanliness, looking for someone who’s the same or better! I keep the apartment generally clean always (no dishes left in the sink overnight, etc) and hire a cleaning service every once in a while.***

About YOU: ideally mid to late 20s non-man, employed full time either fully in office or hybrid. You will need to sign onto the lease so decent credit, proof of employment, etc. I have no pets, but cats are allowed (for a fee) and I would be happy to have one in the apartment! Totally down to just cohabitate or become friends if we end up vibing.

Feel free to message me with an intro to yourself & any questions! Planning to show the place this weekend and hopefully find someone/have you submit your application to the management company ASAP

[Lease Takeover] $2,400 / 1 BR + Private Bathroom in a two-bedroom unit in Williamsburg/East Williamsburg [In-Unit Washer/Dryer + Dishwasher]

Good afternoon friends:

Unfortunately, I have to move out of the city somewhat unexpectedly so I'm looking to transfer my lease for 1 BR within a two-bedroom unit that's right by the Grand St. L-train stop in Williamsburg. My bedroom goes for $2,400 (my roommate pays slightly more because his bathroom is en suite).

It's a lovely apartment. Video attached is how it was furnished by the prior tenants. It's a bit cluttered now with my moving/packing so I didn't want to film that. Obviously that'll all be cleaned up by move-in.

You'd be living with a really nice guy in his mid-20s who mainly keeps to himself and works from his Manhattan office five days a week. The two bedrooms and bathrooms are on opposite ends of the unit, so everyone has their own bathroom and maximum privacy. Because he is staying, the apartment common areas will remain mostly furnished (most of the furnishings are his), so you really only have to furnish your own room.

The apartment has an in-unit washer + dryer and a dishwasher. It is also right across the street from Whole Foods and steps away from numerous bars/restaurants/etc. on Grant St. and Metropolitan Ave. a few blocks away.

If you'd like a tour please let me know. Have to have good credit and make 40x the rent (or have a guarantor who makes 80x).

The lease transfer will be ready for an October 1 move-in date. However, I may be flexible with this date and it's possible you'll be able to move in one to two weeks earlier (I won't charge any extra rent).

Please shoot me a message telling me a little bit about yourself if you're interested!

Are there no really consequences for entering without notice?

I'm leaving my apartment because of roaches. I have traps everywhere and a lot are with roaches still stuck to them since I find 3-4 every day. The buildings exterminator does nothing but two quick sprays

They emailed me about viewings and I asked for 24 hours written notice which they gave but cancelled all the viewings (probably because they know its filled with roaches).

Now, they asked for permission to enter for the exterminator which I gave but they decided to have an open house of viewings (without tell me!) and removed all my traps before everyone entered and placed them back. I know this because I have a camera in my unit. I wouldn't mind if they just had asked me before but they didn't.

I called and asked about the exterminator progress and they said they sprayed it and moved some traps around but they clearly didn't....

Since they lie so easily, I'm afraid if I complain they will just lie to make sure I lose my security deposit and it's a lot of money to me.

I looked online it and it seems there are literally no real consequences for this other than "Don't do it again".

Before & after shots from organizing NYC apartments!

One undersung part of NYC apartment living is how we all manage to make it work with so little space, so little time, and so many interests. We've got some of the world's most interesting people cramming fourteen hobbies into 500 square feet, growing families chaining their strollers to staircases (not saying a word to your landlord), and people who threw their entire life into a moving van and never fully unpacked.

I'm a home organizer and I love helping my clients figure it all out! These are some before/afters from apartments I've organized across Queens, Brooklyn, and Manhattan.

Happy to answer any questions about decluttering, responsibly discarding items, organizing small spaces, or working with oddball architecture.

You can also follow me here or book a free consult here! 🐝

Am I Buggin?

So I received this text from my roommate who’s currently away on a vacation for however long. I was issued No warning or no consultation that this was even a thing. We share a bathroom & I assume these randoms will be using our shared bathroom. Am I buggin for finding this entitled and ridiculous that these randoms will be staying in our apartment for 15 days? I don’t even know how to respond to this, normally I ignore my roommate because I don’t really get along with them, but I find this particular message worthy to respond to with my discomfort & discontent. What do you guys think?

Update:

- I objected and my roommate is still doubling down saying they will inform me of who these people are as the date comes close. (Major 🚩) the only info I got were names and I believe it’s a couple, which leads me to believe this is some sort of weird sublet scheme to supplement her portion of the rent while she’s away on vacation for weeks, as she previously mentioned.

- They insist that this length of stay isn’t a violation of our lease. While the length of stay is 26 consecutive days.. I checked the lease and it says if the landlord doesn’t have written approval of guests who are occupying the apartment that are not the tenants occupying the space, it’s null and void. I reached out to my landlord about it & he said he had no idea!

- I believe my roommate is in this thread with a burner, just sounds too convenient with the responses.

- With all this being said I appreciate all the support, I needed an outlet to discuss this because I don’t want to keep bothering my friends and family about this situation. I’ve been dealing with stress from being in this apartment for the entire time I’ve lived here. It’s been a rollercoaster of just trying to be heard and advocating for myself, through the many tribulations. I’ve been trying to ride it out until the lease ends, but this situation is so completely unsafe and uncomfortable for me & I feel as though the entitlement has been taken way too far for me to let this go.

I just moved into this building and have never seen these sleek little gadgets on the door frame. Several people on my floor have one. I’m wondering if I should get one too… but I don’t know what they do. Do you?

desperately looking for a room (18f) bronx college student MOVE IN SOON!!!(BEFORE THE 28th)

Hello!
I will be starting CUNY BCC soon and am looking for a room to rent no matter how small, preferably no more than $2500. I would prefer female roommates and wouldn’t mind a pet friendly apt.
I am a tidy person, I am a very good cook, I love art, plants, I have a heart for activism, and I love music.(I wont blast any unless you want me to)
I am moving from Pennsylvania, so New York is a bit new to me and this will be my first time renting.
My parents are going to be paying for my rent for my first semester or until I get a steady income that will allow me to pay for rent myself. I am not very picky, all I ask is that I have a positive, clean, and respectful space to live. I have no limit on how many roommates I may have as long as I can afford it and everyone has a baseline respectful relationship with one another.

If you have an offer, comment or DM me for my number and we can discuss it further :)
thanks!

2 Bedroom 2 Bath Brownstone Dream Apartment. Incredibly convenient. 10 Foot Ceilings Sunset Park Brooklyn September 1st move in $3300 a month

BEAUTIFUL, UNBEATABLE SUPER CONVENIENT LOCATION, INCREDIBLE VIEWS.

Discover the charm of living in a quintessential Brooklyn brownstone, complete with iconic triptych bay windows. Located in the heart of prime Sunset Park, this apartment offers an unbeatable blend of historic character, modern convenience, and community. Probably the nicest apartment, looks and convenience wise, in the Sunset Park neighborhood.

Just steps from the beautifully renovated Brooklyn Public Library, ideal for book lovers, and only 3/4 of a block from the R line subway, commuting and exploration couldn’t be easier. This is truly a "one-minute neighborhood," where everything you need is right at your fingertips.

A hidden wonder, the unicorn of apartments, this home is perfect for plant lovers, bookworms, and anyone seeking that magical combination of timeless architecture and modern accessibility. When you read a book or watch a movie about Brooklyn this is what people most likely envision.

About the space:

2 Bedrooms, 2 full Bathrooms , 1 Living Room/Dining Room area, 1 separate Kitchen area + hall closet = 5 ROOMS TOTAL

Located in a stunning pre-war red-and-white Néo-Grec brownstone on a peaceful, tree-lined street in prime Sunset Park, this apartment has been gut renovated and combines the elegance of old New York with renovated modern comfort interiors. You get the best of both worlds: the character and prestige of historic architecture with the peace of mind that comes from new plumbing and electrical systems.

2nd Floor Parlor floor through apartment (feels like only 1 floor, be in your apartment in less than 5 seconds) in a Beautiful Red and White Classic Néo-Grec Brownstone Townhouse with Tall 10 foot ceilings. A 2Br 2Bath, especially in a Brownstone, is extremely rare in the city and 2 full bathrooms are essential for roommates. If you are a couple, you can use the extra room as an office for remote work at home as well. Great for students/roommates as the bedrooms and bathrooms are at opposite ends of each other.

The high ceiling apartment has sunlight streaming through its triptych bay windows throughout the day that's great for growing plants. Extreme amount of light on both north and south sides, large insulated windows, Large living room/dining room layout with separate full kitchen area. Motion sensing hallway lights. Immaculate, pristine, and super clean hallways. Newly renovated kitchen granite countertop and marble tile. Renovated bathrooms. Both bathrooms have full baths. A closet in the hallway. New hardwood floors throughout the home. Marble tile floors and wooden floors bring a classy elegance.

Spectacular views from every window. Watch the moon rise straight from the bay windows. The front has a red October maple tree that turns fire red in fall and the backyard view is of a gazebo with grape vines on it and solar led lights that twinkle and flicker at night. The backyard window view is equally amazing. Watch exotic birds hopping and chirping around, bees buzzing, butterflies fluttering. Cats slinking on white picket fences through dappled sunlight (like Garfield or that play about cats, called Cats). Gentle breezes swaying the leaves on trees. It's like a Ghibli movie come to life. Very serene and tranquil. The window is basically ASMR. A picturesque block (literally looks like San Francisco and Brooklyn had a baby. People literally stop in their tracks to take snapshots of this building that's how beautiful it looks.

Escape the chaos of the city without ever leaving it. This apartment is a true idyllic retreat, a peaceful, picture-perfect place to live and work from home in total comfort. Lots of sunshine from north and south.

Set on one of the most picturesque blocks in Brooklyn, the street itself looks like San Francisco and Brooklyn had a baby, full of charm, elevation, and beauty. It's the kind of striking architecture that frequently has passersbys stopping to snap photos.

Nestled between two stunning waterfronts and surrounded by abundant green spaces, this apartment is a nature lover’s dream. It's only 4 blocks from the waterfront and Bush Terminal park and the billion dollar views are jaw dropping. Seriously, the pictures I’ve included truly don’t do it justice. The high definition range pictures aren’t enough to capture the true magic until you see it with your own eyes. Not only that but we’re also getting another amazing waterfront park green space that is set on a pier that is opening at the end of next year right next to the other pier that you see in the pictures.

Just steps from vibrant 5th Avenue, you’ll find a diverse mix of national retailers and charming mom-and-pop shops. You’re also just around the corner from an excellent selection of restaurants, cafes, and food markets. Also at night, there is an amazing food truck culture that happens nearby at the end of the street. The neighborhood strikes an ideal balance: high foot traffic and extremely low crime in a family‑friendly area with easy subway access, yet featuring an exceptionally quiet building on a peaceful, tree‑lined block.

You’re also within five blocks of Sunset Community Park, offering eye melting Manhattan skyline vistas. Thanks to its unusually high elevation, Sunset Park offers some of the most breathtaking views in the city including a direct line to the Statue of Liberty, Empire State Building, and World Trade Center as well as every skyscraper on its horizon. One of the neighborhood’s greatest assets is its zoning: building heights are capped at 80 feet. This keeps the skyline low, preserving a sense of openness and allowing for an unobstructed panorama view of Manhattan from the park that gives the neighborhood its name. You can actually see the bright sun at all periods in the namesake neighborhood for most of the day while walking around instead of being in the shadows of large buildings in Manhattan.

You are also near one of the most beautiful green and peaceful spaces in the city: Greenwood Cemetery which is a 10 minute walk away. Words can’t begin to describe how amazing this sanctuary is. They just recently opened a brand new greenhouse museum that needs to be visited.

This apartment offers unbeatable access to the best of Brooklyn and Manhattan. Commuting is a breeze: the R train at 53rd Street is just a block away, putting you in Manhattan in about 25 minutes. You are also a 10-minute walk (or a 4-minute Citi Bike ride) from the NYC Ferry at the Brooklyn Army Terminal, which gets you to Wall Street and the financial center in just 12 minutes. Plus, you have easy direct access to Staten Island via ferry, and you can reach Coney Island in 28 minutes on the train or the Rockaways in 40 minutes in 1 stop on the NYC Ferry for a perfect beach day. You literally could go to the beach everyday without a hassle.

Cyclists will appreciate the direct protected bike lane on 4th Avenue, at the corner of the block, which extends all the way to Atlantic Terminal and beyond coupled with the ease of use and abundance of many Citibike docks so transportation is always nearby..

Commute times by Citibike:

Barclays Center/Downtown Brooklyn: 20 minutes

Park Slope : 11 minutes

Prospect Park/Whole Foods: 11 minutes

Windsor Terrace: 9 minutes

Bay ridge: 7 minutes

Industry City/Costco:4 minutes

We also have a new protected bike lane with a direct line straight to Gowanus/Carroll Gardens/Red Hook that is like a warp pipe on the 2nd Avenue sidewalk installed last year that makes it much easier, faster and no stress to get to these areas:

Red Hook/IKEA: 12 minutes

Carroll Gardens/Gowanus: 11 minutes

They also put Citbike docks all along the Verrazano so you can conveniently cycle to see the amazing Verrazano bridge and see the waterfront; all in protected bike lanes. It’s super easy to cycle and sightsee from our area.

In the future, we'll also be connected to Bushwick via the new Interborough Express ( IBX) Line.

Nearby, famous Industry City offers a growing campus of retail and business opportunities along with nearby business hubs in Brooklyn Army Terminal, The Whale Building, and the new MADE in NYC Campus that will also hold the new Steiner Movie Studios. If you want to impress visiting friends and family this is the place to bring them.

“Do you have a guarantor?”

This question is becoming the bane of my existence.

I got a $98k/year job. I was over the moon about this salary, having never made a salary at all before, until I was forced to begin apartment hunting.

It took me some time to make peace with the idea of blowing 50% of my income on rent. I am aware that I already don’t qualify for a lot of these apartments under the 40x income requirement, but for the ones that I do qualify for, I still get the question about whether I have a guarantor.

My parents were able to guarantee me on my $700 room a decade ago, but not on a $2400 apartment. They are also retired, have a lot of expenses of their own, and are not in great health. They do not and have never made anything near $200,000. Why does this matter? Well, it does, apparently, because every time I say I don’t have a guarantor, I can tell it’s being used against me in a competitive application process.

I have heard of people hiring third party guarantors (which already sounds like yet another poor tax, but whatever). Hey, I’m willing to pay a months rent if it secures me a good place. I’m also aware of the names of some of these services. But every person I’ve interacted with has no idea what I’m talking about.

Is this a real thing people do? What are you supposed to do if your parents don’t make $200,000 a year?

Portable laundry machines?

I’m in the early stages of apartment hunting, and my only real hard need in a place has been laundry. I do NOT want to need to go to a laundromat for laundry at all ever. However, removing in building laundry opens up a bunch of great units, and also likely improves the other aspects of the apartments I’m looking at within my price range (location, etc.)

I’m curious how people feel about those little machines you can buy online, and if they’ve been good for doing laundry at home. I’m fine hang drying clothes, but idk if those little machines can do hot wash, or linens/towels, or if they’re good even generally at all.

Has anyone got experience with these things? Pros or cons? Or recommendations?

I wish I could move out

Sorry if this doesn't fit this subreddit.

I'm a lifelong nyc resident, unfortunately. Went to school and college here. I've been stuck in a shitty retail job for years now ever since graduating. Barely 2 grand a month take home. Can't even qualify for any shelter. Would be a homeless beggar without my parents
