BEAUTIFUL, UNBEATABLE SUPER CONVENIENT LOCATION, INCREDIBLE VIEWS.

Discover the charm of living in a quintessential Brooklyn brownstone, complete with iconic triptych bay windows. Located in the heart of prime Sunset Park, this apartment offers an unbeatable blend of historic character, modern convenience, and community. Probably the nicest apartment, looks and convenience wise, in the Sunset Park neighborhood.

Just steps from the beautifully renovated Brooklyn Public Library, ideal for book lovers, and only 3/4 of a block from the R line subway, commuting and exploration couldn’t be easier. This is truly a "one-minute neighborhood," where everything you need is right at your fingertips.

A hidden wonder, the unicorn of apartments, this home is perfect for plant lovers, bookworms, and anyone seeking that magical combination of timeless architecture and modern accessibility. When you read a book or watch a movie about Brooklyn this is what people most likely envision.

About the space:

2 Bedrooms, 2 full Bathrooms , 1 Living Room/Dining Room area, 1 separate Kitchen area + hall closet = 5 ROOMS TOTAL

Located in a stunning pre-war red-and-white Néo-Grec brownstone on a peaceful, tree-lined street in prime Sunset Park, this apartment has been gut renovated and combines the elegance of old New York with renovated modern comfort interiors. You get the best of both worlds: the character and prestige of historic architecture with the peace of mind that comes from new plumbing and electrical systems.

2nd Floor Parlor floor through apartment (feels like only 1 floor, be in your apartment in less than 5 seconds) in a Beautiful Red and White Classic Néo-Grec Brownstone Townhouse with Tall 10 foot ceilings. A 2Br 2Bath, especially in a Brownstone, is extremely rare in the city and 2 full bathrooms are essential for roommates. If you are a couple, you can use the extra room as an office for remote work at home as well. Great for students/roommates as the bedrooms and bathrooms are at opposite ends of each other.

The high ceiling apartment has sunlight streaming through its triptych bay windows throughout the day that's great for growing plants. Extreme amount of light on both north and south sides, large insulated windows, Large living room/dining room layout with separate full kitchen area. Motion sensing hallway lights. Immaculate, pristine, and super clean hallways. Newly renovated kitchen granite countertop and marble tile. Renovated bathrooms. Both bathrooms have full baths. A closet in the hallway. New hardwood floors throughout the home. Marble tile floors and wooden floors bring a classy elegance.

Spectacular views from every window. Watch the moon rise straight from the bay windows. The front has a red October maple tree that turns fire red in fall and the backyard view is of a gazebo with grape vines on it and solar led lights that twinkle and flicker at night. The backyard window view is equally amazing. Watch exotic birds hopping and chirping around, bees buzzing, butterflies fluttering. Cats slinking on white picket fences through dappled sunlight (like Garfield or that play about cats, called Cats). Gentle breezes swaying the leaves on trees. It's like a Ghibli movie come to life. Very serene and tranquil. The window is basically ASMR. A picturesque block (literally looks like San Francisco and Brooklyn had a baby. People literally stop in their tracks to take snapshots of this building that's how beautiful it looks.

Escape the chaos of the city without ever leaving it. This apartment is a true idyllic retreat, a peaceful, picture-perfect place to live and work from home in total comfort. Lots of sunshine from north and south.

Set on one of the most picturesque blocks in Brooklyn, the street itself looks like San Francisco and Brooklyn had a baby, full of charm, elevation, and beauty. It's the kind of striking architecture that frequently has passersbys stopping to snap photos.

Nestled between two stunning waterfronts and surrounded by abundant green spaces, this apartment is a nature lover’s dream. It's only 4 blocks from the waterfront and Bush Terminal park and the billion dollar views are jaw dropping. Seriously, the pictures I’ve included truly don’t do it justice. The high definition range pictures aren’t enough to capture the true magic until you see it with your own eyes. Not only that but we’re also getting another amazing waterfront park green space that is set on a pier that is opening at the end of next year right next to the other pier that you see in the pictures.

Just steps from vibrant 5th Avenue, you’ll find a diverse mix of national retailers and charming mom-and-pop shops. You’re also just around the corner from an excellent selection of restaurants, cafes, and food markets. Also at night, there is an amazing food truck culture that happens nearby at the end of the street. The neighborhood strikes an ideal balance: high foot traffic and extremely low crime in a family‑friendly area with easy subway access, yet featuring an exceptionally quiet building on a peaceful, tree‑lined block.

You’re also within five blocks of Sunset Community Park, offering eye melting Manhattan skyline vistas. Thanks to its unusually high elevation, Sunset Park offers some of the most breathtaking views in the city including a direct line to the Statue of Liberty, Empire State Building, and World Trade Center as well as every skyscraper on its horizon. One of the neighborhood’s greatest assets is its zoning: building heights are capped at 80 feet. This keeps the skyline low, preserving a sense of openness and allowing for an unobstructed panorama view of Manhattan from the park that gives the neighborhood its name. You can actually see the bright sun at all periods in the namesake neighborhood for most of the day while walking around instead of being in the shadows of large buildings in Manhattan.

You are also near one of the most beautiful green and peaceful spaces in the city: Greenwood Cemetery which is a 10 minute walk away. Words can’t begin to describe how amazing this sanctuary is. They just recently opened a brand new greenhouse museum that needs to be visited.

This apartment offers unbeatable access to the best of Brooklyn and Manhattan. Commuting is a breeze: the R train at 53rd Street is just a block away, putting you in Manhattan in about 25 minutes. You are also a 10-minute walk (or a 4-minute Citi Bike ride) from the NYC Ferry at the Brooklyn Army Terminal, which gets you to Wall Street and the financial center in just 12 minutes. Plus, you have easy direct access to Staten Island via ferry, and you can reach Coney Island in 28 minutes on the train or the Rockaways in 40 minutes in 1 stop on the NYC Ferry for a perfect beach day. You literally could go to the beach everyday without a hassle.

Cyclists will appreciate the direct protected bike lane on 4th Avenue, at the corner of the block, which extends all the way to Atlantic Terminal and beyond coupled with the ease of use and abundance of many Citibike docks so transportation is always nearby..

Commute times by Citibike:

Barclays Center/Downtown Brooklyn: 20 minutes

Park Slope : 11 minutes

Prospect Park/Whole Foods: 11 minutes

Windsor Terrace: 9 minutes

Bay ridge: 7 minutes

Industry City/Costco:4 minutes

We also have a new protected bike lane with a direct line straight to Gowanus/Carroll Gardens/Red Hook that is like a warp pipe on the 2nd Avenue sidewalk installed last year that makes it much easier, faster and no stress to get to these areas:

Red Hook/IKEA: 12 minutes

Carroll Gardens/Gowanus: 11 minutes

They also put Citbike docks all along the Verrazano so you can conveniently cycle to see the amazing Verrazano bridge and see the waterfront; all in protected bike lanes. It’s super easy to cycle and sightsee from our area.

In the future, we'll also be connected to Bushwick via the new Interborough Express ( IBX) Line.

Nearby, famous Industry City offers a growing campus of retail and business opportunities along with nearby business hubs in Brooklyn Army Terminal, The Whale Building, and the new MADE in NYC Campus that will also hold the new Steiner Movie Studios. Sunset Park being hailed as Brooklyn San Fran

I was just in San Fran 3 months ago. No way we are like San Fran. We are much better. San Fran has too many homeless. Also, their Chinatown looks nicer but it's dead. It's like covid times out there. Very sad.

City tree overhang destroying my roof.

NYC. Brooklyn, There is a london plane tree on the sidewalk that grows over my buildings roof. I had a leak on my roof near the gutter side and went up to inspect and saw that the roof had been accumulating the seed balls and bark of the london plane tree. If you've ever been around a london plane tree it's notorious for it shedding massive amount of bark during periods and also it's spiky seed balls. They seed balls are the size of a golf ball and almost as heavy with huge spikes on them. So if they are hanging 20 feet above my roof and they fall violently and then scrape the crap out of my roof when they roll down it's gonna damage my roof. Can I sue the city for roof replacement? Can i tell them to trim the tree branches over my roof?

Discrepancy in Date of Birth on Naturalization Certificate vs. Passport/SSN

My mother naturalized in the early 90s, and my birth date was incorrectly recorded on my naturalization papers due to errors caused by the language barrier and confusion regarding our family's many birthdays clustered around the same month and her being overly forgettable and uneducated.

Currently, my birth date on my naturalization certificate matches my old school records (which appear to be incorrect), while my passport and Social Security records reflect a different date, which I believe is my actual birth date (I'm not sure as I don't have records).

Is it necessary to formally amend my naturalization certificate to the same date, or is my passport considered sufficient documentation for legal and employment purposes? Any advice on how to address this discrepancy would be greatly appreciated.

62nd street development progress

Stopped by the construction site at 62nd street yesterday and climbed the wall to get a closer look, and I’m stunned by the scale of this project, it takes up the entire block and feels like a massive city-center ziggurat.

It’s impressive that they’re nearly topped out after less than a year, especially when compared to the 5005 5th Avenue site, which has been stalled for years and will be stalled even more due to the Salvation Army damage recently. It’s baffling that such a high-traffic, prime location has sat undeveloped for over a decade and will be delayed for even longer. Sunset Park development really defies logic sometimes; there's so much shady activity surrounding these projects.

Maybe they can fit a movie theater in that 62nd street development.

Wall Collapse at 5005 5th Avenue salvation army

https://brooklyn.news12.com/2026/07/17/wrecking-ball-knocks-down-sunset-park-salvation-army-wall/74p9za0GHUpucsIS4yWyQb

https://www.brooklynpaper.com/wall-collapse-sunset-park-demolition-project/

Apparently, demolition hit the wall of Salvation army and left a huge hole. Probably on purpose because Salvation Army wants to sell that property. Now they have reason to. This whole area has been under "construction" for like 4 years already. Slow as molasses. I took the pic above like a month ago.

It seems like they are dragging their feet trying to get the properties next to them. I think the other problem is that the properties next to them like the salvation army and the neighboring marketa are also in horrible condition so the more they excavate and demolish the more they mess up those buildings.

5005 was closed in 2013 and they had a huge sign that said "La Habana Market coming soon" but it never went anywhere. That area was boarded up for 8 years until they finally started construction in 2022 when they were able to acquire the building next to it the "party fair" building. Even more confusing is the abandoned Capital One building on the corner, which has been left untouched despite the surrounding chaos. At this rate, it feels like we’re at least five years away from seeing this project finished. Has anyone else noticed the lack of progress or the condition of these adjacent properties?

Was walking around south Sunset and realized a lot of the buildings looked pretty fancy and most were medical centers. Turns out that between NYU Langone Hospital on 2nd Avenue and Maimonides on 9th Avenue there has been a steady growth of medical buildings between them. Maimonides and NYU have been renovating and expanding and making satellite buildings and if you check the google maps for medical so many dots are popping up like "dialysis centers" and "Eye Centers" and so many specialized medical centers. We are getting a lot of senior centers too. Sunset is turning into a huge medical facilities neighborhood.

[Landlord - NYC] Roommate fight over next lease

Hi. What to do if both parties want the lease for the next term? They both have paid on time on a joint lease but they both want to stay but don't want to live with one another and find other roommates. I'm partial to one because she gives me less trouble and has lived there longer. What do I do? Will I be legally liable for not granting the other the lease?

New Karaoke Place

The border of Sunset Park, Dyker Heights and Borough Park is becoming some kind of night life hotspot. It's already got 100fun Karaoke but this new club/karaoke is like 5 blocks away. They both have these insane lighted up buildings now. I was biking and saw this insane building with glowing LEDs. It's called X-star and it's at 66th and fort hamilton. I don't know if they are open yet but the videos look like it's similar to 100fun karaoke which is like karaoke in a spaceship. South borough park near fort hamilton edge is getting the chinatown overspill growth as well.

New 500 apartment 28 Story Condo going up at 62nd and 8th avenue

I don't understand the whole industry city protests when it was this easy for something that is totally gonna change the neighborhood to go through without anyone blinking. And fast too. It's already half the size. 500 units is nuts. I always had my suspicions when they closed the entrance of Fei Long supermarket on 8th avenue and made you schlep all the way to the back. Why would they make it so hard to buy groceries? Fei long will probably close soon and renovate as another super tower with apartments as well.

Look at this monster:

Leon Rose NYT Athletic article from 2020 when he got hired. This is amazing stuff

https://www.nytimes.com/athletic/1665199/2020/11/05/leon-rose-new-york-knicks-new-president-james-dolan/

The deep-rooted connection between Leon Rose and the Brunson family is far wilder and more calculated than most of us ever realized. While digging through a retrospective Athletic piece regarding Leon Rose’s initial hiring, I stumbled upon a fascinating detail: the article features a candid 1996 photo of Rick Brunson and Leon Rose, which just happens to be the exact year Jalen was born.

Rick Brunson is Leon Rose first ever official client. He is loyal to Rick over the years and becomes Jalen's godfather.

Leon Rose entire history has been to get the most amount of money for his clients at the expense of the Knicks.

So basically Rose gets hired by Dolan. Dolan finally relinquishes control and Rose's entire plan is to install his first and most favorite client's nepobaby as the Lisan Al Gaib of New York and for 6 years he uses trades and picks to build around his godson by hiring his dad as AC and putting all his college mates around him to build him the perfect platform to succeed and.... IT WORKS!!!!!

It's a literal multi-year mastermind conspiracy,
This is an insane story that they need to make a movie about.

Poetica coffee admonishes Dan Goldman for buying coffee in their cafe

poetica on lorimar posted that Goldman was a zionist and was not welcome in their coffee shops and posted it and then ran away from it.

“Hey Congressman Dan Goldman, we see that you stopped by our shop today for a coffee. Do you see how it doesn’t taste like genocide juice? Or are you still having a hard time telling the difference?” the post stated, seemingly referring to Goldman’s support of Israel and accusations the nation has committed genocide against Palestinians during the war in Gaza. See, here at Poetica, we don’t serve racists, fascists, homophobes, genocide enablers, or anyone in between. Too bad we didn’t recognize you right away, or we would have turned you away. We issued you a refund—we don’t need your money (it’s probably coming from AIPAC anyways). Enjoy your loss on Tuesday. Don’t ever come to Poetica.”

I don't have an opinion on Goldman or Lander but this is kind of over the top, especially for a place that has "all are welcome here" kind of vibe. This is kind of a bad business practice. They have since taken the post down on facebook and closed their instagram.

[Landlord - NY] Backyard Liability

Hi. I am a property manager in Brooklyn and we have a rare brownstone with a huge backyard. Should I put a clause about liability in the lease should someone get hurt specifically in the backyard like if some kid were to climb the pergola and jump off or is the general liability clauses of the apartment good enough? It seems like there would be a lot of ways for people to get hurt in the backyard like running into a table or something like that and I just want to cover my bases but if I go into specifics then the lease would be like tons of pages long. What should I say? or should I just leave it?
