




Door alignment issues: Pivot hinges... how to adjust?
As a tenant I'm helping the owner of the building by helping the other tenants in this building with some maintenance because the owner is dealing with medical/family issues that are placing a heavy time and financial burden on her. I know technically she shoud just hire a door guy but I'm hoping this may be a simple fix and I save her some money... although at this moment the solution is illuding me.
If you look at these double doors, the door on the right is the main door. The left door usually stays closed/locked in place. Over the years we've had to adjust things here and there but now the right door scrapes along the threshold at the bottom and the lock is very finicky and often requires one to lift the door up by the handle a bit in order for the lock to engage or disengage. If you back up and look head-on, you will see that the right door is rotated a bit counterclockwise. This is clearly the cause of the scraping and the difficulty locking/unlocking.
My understanding is that the right door uses "pivot hinges". I also understand that there's probably several or even many varieties, but if you look at the photos, you'll see the one at the bottom does have a large flat-head screw cap (which seems VERY frozen and I'm not able to unscrew), and the pivot hinge at the top has *no* screws or adjustment mechanism from what I can tell.
I'm hoping someone can make some recommendations here of how to adjust. I've been reading that with some pivot hinges, if you remove the screw caps, there may be an ability to adjust inside using allen screws or something. But I don't know for certain.
I'm all ears, including if you think I should just hire a door guy.
