Open House sign in sheets?

My question is if you help a listing agent with an open house and she give you the sign in sheet after and she already accepted an offer that day and had me write up the offer for her as a dual agent and tells me yes go ahead an work those unrepresented buyers, she doesn't call or touch base with any of the the buyers on the sign in sheet and i happen to get one that lost the bid, how many people think i owe a referral fee if i sell this buyer? she seems to think i oew here a 25% referral?

Do Realtors actually read the obligation date on a withdrawn listing? seems the Raptors sweep in on withdrawn listings and tell the seller " I can do better for you"

seller is unreasonable

we have a signed listing with a seller that wants way more that list, because the house around the corner got it ( almost the same house and same SQ FT), we say ok lets start at asking what that house did and see if we can get up to where you want to be.

so we get 14 showings in the first 2 days, the offer comes in at Exactly what that house sold for and all of the sudden, "OMG where am i going to live, I cant be homeless" well we went over that when you listed it and that was a non issue , even after repeating numerous times " do you have a place to go"

well now she gets scared and won't sign the offer , 40K over asing by the way, buyers had written a love letter but they Made a big mistake and but their address on it, the seller writes her own love letter

and goes to the house " after we told her not too" meets up with buyers mother and says i hope i find a place to live but I want your children to have my house. OK so far so harm done, then they want to schedule inspection, homeowner holds them off 2 weeks and at that point they ask if we do inspector and you don't sign contracts we would like to be re embursed for the cost of inspector, after an hour and half sitting explaining this she signs at the 11th hour, the next day the buyers say sorry we don't think you will sign and we are putting in an offer on another home.

No this homeowner is so twisted she has become impossible to work with and thinks she owns a castle, 3br 1 ba

can't take any constructive advise from feedback , and has become mean, I at my wits end, what would you do? PS no other offers after 25 showings
