i got an offer for a flat in Guldsmedevænget area. could someone advise me if that is a good area to live? i will be studying at SDU, and probably working in Copenhagen so i’d like to commute no longer than 25mins to SDU and Station preferably on flat roads.

I’m an international student and I just received 17 student housing offers in Odense through BoligØen (managed by Bosera). I'm a bit overwhelmed and quite confused about how the system works, so I would really appreciate some clarity from anyone who has used it before.
Here is my situation and my main concerns:
The "Binding" rule vs. My Rank: On my online portal, there is a big warning: "Vi gør opmærksom på at svar på tilbud er bindende" (Replies to offers are binding). However, for the apartments I actually like, my rank on the waiting list is number 45 and number 54. What does "binding" mean in this context? If I click "JA", am I legally bound to take the apartment only if those 44/53 people ahead of me decline and I actually get it? Or am I committing to something else just by clicking "JA"?
Can I say "JA" to multiple offers? Since my rank is quite low (45 and 54), I want to increase my chances. Can I reply "JA" to both of these apartments at the same time? If by some miracle both groups of people decline and I end up first on both lists, what happens then? Do I get penalized?
Can I change my mind before the deadline? If I click "JA" today, but change my mind tomorrow (before the official reply deadline, which is May 20th and 21st), allows the system to change the answer back to "NEJ"?
Declining offers: The letter says "Der er ikke et loft for, hvor mange Studiebolig tilbud, du kan få" (no limit on student offers). If I click "NEJ" to the other 15 apartments I don't want, will it negatively affect my profile or my position on the general waiting list for future offers? (I will make sure to check the "Jeg ønsker ikke at foretage nogen ændringer" option so it doesn't delete my preferences).
0 DKK Utilities: On one offer (Gammavej 615), the monthly estimates for water (a/c Vand) and electricity (a/c El) are listed as 0.00 DKK. Does this usually mean it's included in the rent, or that I have to set up my own contract with an external provider from day one?
My first deadline is tomorrow (May 20th), so I’m a bit stressed. Any advice or experiences with BoligØen/Bosera would be amazing. Thank you so much!

i applied through sdu application for housing portal when i was applying for my masters. i got accepted for master but i wonder what should i do now with housing? will they send me an email? is there a site to check if something is available (i want only student accommodation)? thanks!
