Have a couple of fully furnished rentals we no longer want to airbnb. Looking to rent them out to traveling nurses, or other professionals who need something furnished for a short period of time. Is Furnished Finder still worth it? Or are there better ways to find short term renters who want something furnished?
I own a small IT government contract business. Have six full-time employees now. I expect us to have about twelve to fifteen by EOY. We have an FCL. We have been a sub on two different contracts now for three years. Great track record, performance-wise. SDVOSB.
My question is, how do we leverage our experience to start priming our own contracts?

Pretty sure these financial institutions hate all of their customers. I have no idea how they're still in business. I guess the one benefit of being one of their customers is you might get some sort of settlement after they inevitably do something illegal.
And yes, BOA bought Merill Lynch, but their policies are so messed up that sometimes I can get stuff done with BOA and then I get denied by Merrill Lynch.
I own an EP firm here in SWFL. Got sick of spending 15-20/binder for high end binders. And the low-end binders look like shit. So I've been ordering these two ring blue binders in bulk from overseas for years now:
I just made another order for 1k of these binders. 2", 2 ring. Clients love them. They look great. And they fit perfectly into the USPS boxes for easy shipping. If anyone wants some, PM me. I was thinking ~$5/binder.
I think I’ve finally hit the point where I need to think about hiring an associate. I’m currently at 700k gross for the year. And I hit my best month ever this month: 170k gross. I was out of the country for two weeks this month, which makes that number even wilder. For reference, last year’s gross was about 1.1m. I’m on pace to crush that.
The phone does not stop ringing. I spend most of the day either on the phone, in meetings, or answering emails. It’s tough to sit down and get actual deep work done now.
My biggest worry about hiring is finding someone who is willing to hustle. I don’t know if I want to hire someone new out of law school, or hire someone who is already established. I was thinking of trying to find someone who does a lot of litigation and is looking to cross over into estate planning. We get a ton of potential litigation cases, so it’d be nice to keep some of them internal. If anyone has any thoughts on this, I’d appreciate it.
New website should finally launch this week. My SEO company completely overhauled all of the content, and we added a ton of new practice areas to target more referrals (e.g., nursing home abuse cases). Pretty excited to see the finished product. We’re also going to add two new cities to the website. Working on adding office space now. So once we get about 10 to 20 google reviews up, we should be able to bring in a significant amount of traffic in those cities.
Side-hustles are also doing well. With the income from the side hustles I am already over seven figures for the year. We’re currently doing about three property remodels right now. We might be closing on another property in the next thirty days or so, which would take us over 30 doors total.
My brother has now started managing all of our rental properties full time. Next year we are planning on adding 10 doors, if we can find the right deals.
I have a new side-hustle launching soon. My SEO company is going to be launching the website, and my brother will be handling most of the day to day. Pretty excited about that.

Very inexpensive, too.
So many top notch restaurants. We always eat in centro/la valeta. So far we've had authentic chinese (Wang), authentic thai (sukothai), and BBQ (las BBQ). And of course, my favorite taco joint (El Tio), which is way past Centro, where the locals live. I feel like there's always something new every time I come here.
I travel all over the world. These places are on par with just about everywhere else. Prices are great, too. ~$25 per person, including drinks and appetizers.
