• Signed lease agreement
• Payment records (deposit & rent + dates, amounts, method)
• Missed / late payments
• Communication log (texts, emails, notices)
• Property condition photos/videos at move-in AND move-out
• Rental application & screening reports
• Receipts & financials
• Insurance & legal documents
